A lot of Alan Folkman's practices are downright illegal-charging $50 in the day and $100 at night for lockouts and repairs, etc. He is also mean, stupid, and vindictive and being nice to him makes him even nastier. When I moved into this building of course it was filthy, the stove was in such bad shape it ignited itself, the walls had holes in them and grafitti on them. Some things, to be fair, were repaired-in time not to have me put the next month's rent in escrow. When construction started next door, no official place off the street was made available for trash and today he sends out a nasty email that if any trash bags are on the street, we pay the fine. I've had my cans stolen three times in the first three weeks of this construction project. I hope when L&I comes to ivestigate the building is condemned, we get our money back, and he goes upstate to experience Newport night with angry lifers who had slumlords as kids

Whenever something would go wrong with the apartment, JMH's nasty receptionist would be quick to let you know that she was annoyed with having to answer your call. The standard procedure was then to suggest that you are at fault for the problem, presumably so that JMH can charge you for any repairs.

Here is one of several examples: The fire alarm in my apartment building went off one night at 3 in the morning. There was no fire, it was a false alarm.

When I talked to JMH, they berated me for causing this expensive "false alarm." I told them that it was 3 in the morning and I was asleep when it happened. Alan continued to argue with me, saying that it wouldn't have gone off unless I pulled the lever. He suggested that I must have a child that set it off. Finally, when his workmen determined that the false alarm was due to system age and wear, Alan doesn't apologize or say he was wrong, he just sends me an email telling me that they will fix it.

There were numerous other instances just like the above. They never got to things right away but always took the time to determine if you were at fault first. They raised the rent every year in a neighborhood that was not improving and while never doing any work to the area. They were slow to shovel snow in the winter, never dispatched any workers to help keep the street clean, etc.

Please people, companies like this shouldn't be allowed to exist. We must use our rental dollars to send a message. Ignore any nice properties managed by JMH and give your money to other companies who earn it.

Here's a couple tips:

Based on my experience, and what appeared to be their standard residential lease terms, I would suggest to anyone considering renting from JMH to consider the following: Be prepared to fully document everything you do. That means leave a paper trail for everything. If you mail your rent checks, send them certified mail return receipt. If you hand deliver the checks, get a detailed written receipt. If you are 1 day late, you are liable for a $100 late. When you move in, take thorough pictures of every single nook and cranny so that you are not liable for issues from a prior tenant. Then fill out their form in painstaking detail. Email or mail the pictures to yourself or store them in some manner which proves the date the pictures were taken. Turn your keys in on exactly the day they tell you prior to the exact time they tell you. If you are 1 minute late, you forfeit your deposit. I could go on, but this is the painstaking detail I found to be required to lease from JMH, without getting nickel and dimed to death, which I felt I was. I will never rent from them again, as I do have a life outside of paper-trailing my landlord-tenant relationship.

I really liked that they sent an exterminator every month, so I never had a bug problem or anything like that. They responded really fast to any problems or questions. I would rent from them again.

It only took one phone call to JMH for me to be turned off to their business forever. I had been browsing the company's website and saw a listing I was interested in. Called, had my call forwarded from the secretery to a gentleman whose name I won't divulge. This gentleman disregarded my inquiry about an apartment I was specifically interested in and proceeded to ask me about my rental/landlord history, credit score, yearly income...he proceeded to rattle off a list of apartments that I had told him were out of my price range before giving me info on a handull of units I was actually interested in. When trying to set up a time to view a property, I told him my schedule was open and whatever works for him is best - he proceeded to act like I'd just insulted him in the worst way and spoke to me in a more condescending manner than before. After finally settling on a time, I was informed that I and my future roommate would be the only ones permitted to see the apartment, and that we could only view it one time before moving in. I'm sorry, but if I'm giving you money to live someplace, I'll see it as many times as I please, thank you. I called 30 minutes after making the appointment to cancel. Never working with this company again. I've never felt more belittled over the phone. Can't imagine what they're like in person.

It only took one phone call to JMH for me to be turned off to their business forever. I had been browsing the company's website and saw a listing I was interested in. Called, had my call forwarded from the secretery to a gentleman whose name I won't divulge. This gentleman disregarded my inquiry about an apartment I was specifically interested in and proceeded to ask me about my rental/landlord history, credit score, yearly income...he proceeded to rattle off a list of apartments that I had told him were out of my price range before giving me info on a handull of units I was actually interested in. When trying to set up a time to view a property, I told him my schedule was open and whatever works for him is best - he proceeded to act like I'd just insulted him in the worst way and spoke to me in a more condescending manner than before. After finally settling on a time, I was informed that I and my future roommate would be the only ones permitted to see the apartment, and that we could only view it one time before moving in. I'm sorry, but if I'm giving you money to live someplace, I'll see it as many times as I please, thank you. I called 30 minutes after making the appointment to cancel. Never working with this company again. I've never felt more belittled over the phone. Can't imagine what they're like in person.

if i could give zero stars, i would. this company is ridiculous. all of the positives are most likely written by the company themselves. i called asking about an apartment and the guy greg was so rude. i couldn't even finish a sentence. all he cared about was getting me into an appt, regardless of my questions. and if you want to see multiple places you are allowed only ONE appt. plus, he insinuated that i wouldn't have a one-on-one but instead multiple appts would be held at the same time. he also asked me my income, then decided "oh, you can afford this much $$$$ rent. you sure you want something that low?" um, excuse. i know my limit. maybe people have bills to pay and don't want to use all of their income for a place. so unprofessional to tell me how much i can afford. and if you have a pet, they charge a full months rent for it. its supposedly refundable, but i'm sorry a cat i found and took into my home is not worth a full months rent. when i heard this, i cancelled my appt and got hung up on. so if you are looking for an apartment in the art museum area you will most likely be screwed because it appears a majority of them are handled by jmh.

They were always clear about what they expected, and delivered exactly what they promised. They did demand that I stick to the word of the lease, but they were clear about that up front. It was a pleasure doing business with them.

I was a tenant of JMH for five years. I lived in two different apartments with them, and had a great experience both times. The apartments were both well maintained and well priced. Whenever anything broke, a simple phone call solved my problem. The staff always took good care of me. When I moved in I recieved information from them about maintaining my apartment and what I would need to do to get my secruity deposit back. The first time I didn't pay attention and payed a few small charges .from my deposit when I moved out. The second time I read the information in advance, and got everything back.

These are really good people who really want you to enjoy your apartment and to help you. I'm only sorry that they dont have apartments in other sections of Philidelphia, because my current landlord is a disaster.

I strongly recommend JMH to anyone looking for an apartment. Take it from somone who now knows the difference.

After moving in I did encounter some issues with the air conditioner and garbage disposal and immediately these issues were taken care of. Not only is everyone in the office incredibly rude and condescending, they will charge you and swindle you at any possible chance they get. I dont know whether it is born out of sexism or ageism, their attitudes toward people are inexcusable. While repairs were done on time, I am STILL waiting for my deposit--55 days after the end of our lease, and we are still waiting on a corrected security deposit, which quite frankly I am pretty sure I could take up in small claims court at this point. I was even lied to by one of their realtors! Avoid the headache and the hastle, or bring a lawyer with you if you have to rent from JMH

In the summer of 2006 I rented out a beautiful apt in the Art Museum neighborhood from JMH Realty Concepts. I fell in love with this neighborhood, especially Green, Wallace, and Mt. Vernon Streets. My apartment is located on one of the streets. Anyways, my experience with JMH was awesome. When moving day came, my apartment was cleaned to the tee, painted, and smelled fresh. My hardwood floors were so shiny I could see my reflection in them. I wrote down minor repairs needed on the move in sheet, e.g. loose doorknob, missing light bulbs, squeaky kitchen cabinets, and a closet door that was off track (caused by the previous tenant). Within a day, all the repairs were made. Then comes the shocker! My stove is not working! I call the office; I talk to one of the staff, and by the next day they had someone at my apartment working on it. They couldn?t fix it so within a couple days a delivery truck pulled up with my new stove. They got me a brand new stove! Ever since the first week I haven?t had any problems. During the winter my heating vents started blowing cold air. I called it in before I left for work. When I came back from work that night, I had a voice mail confirming my heat has been fixed. I kept my apartment clean (I?m a clean freak!), so I never had problems with "rowchess" or rodents, but they did send out an exterminator each month just in case. I renewed my lease for another year with JMH. Months into my second year, I get a letter from JMH informing me that the owner decided to ?manage" the property himself, and that JMH will not be our landlord anymore. That?s when our problems began. The exterminator vanished, the halls are not clean, it?s near impossible to get a hold of the owner for repairs, and rarely things are fixed over here. He just does not care about this building.

So, Dear Mr. Landlord,

In 4 months when my lease is up, you bet I am calling my people over there at JMH for a new place :)

Pros: Great selections of apartments, quick maintenance service, No billing for maintenance (except clogs), monthly exterminations, 24 hour emergency service line.

Cons: Small staff, they do not accept rent payments at the Art Museum Office, and they do not manage every apartment they lease, be sure to ask who the landlord is.
