Mark Gamba and his company, Abbolone & Scullin Realty LLC, have managed our condominium complex for a number of years and we are delighted with his services. Since we hired him, he has helped us successfully navigate a long and painful dispute with the developer, he has built up our reserves and he has efficiently run our complex. His company is professional and effective. I would highly recommend his services to any small condominium association seeking property management services.

At the beginning of last year, Ed Jackowski bought a unit in our complex. He is the Ed J. posting to this page. Almost immediately, Mr. Jackowski became aggressive and belligerent with a number of his neighbors here. His behavior has been odd and erratic. Within three months of buying his unit, he stopped paying his fees. He contacted a number of Board members at their homes to rant about his rights, and I suspect he did the same to Mr. Gamba. I would avoid doing any business with Mr. Jackowski. He is a credit risk and a difficult, dishonest person.

As a happy tenant with Abbolone & Scullin, I find it upsetting that there were all of these negative reviews above. I've had 4 different landlords/management companies in Philly, and I found A&S to be by far the best.

This was the worst renting experience. Terribly unresponsive to service requests, not responsible for various repairs, showed the apartment at all hours.

My advice, go for another rental company.

I would recommend avoiding this management company at all costs. I have never encountered a business that is run so poorly with dishonest, unprofessional, rude and incompetent people working there. After renting me an apartment that was completely infested with roaches, they retained a bunch of money from my security deposit after I moved out early and cited "cleaning the inside of the washing machine" and "vacuuming" a place that did not have any carpeting when I left it cleaner than it was the day I moved in. The guy who runs the place, Mark Gamba, resorted to personal insults when I put in my notice early because I could not take the roach problem. If I were you, I would stay far far away from this company!

I agree with and can attest to all of the negative things reviewers have said about this company. These people are the WORST, especially the alleged owner, who is actually just a washed up lawyer that clearly couldn't make it in the legal

If you have any options, work with another company - it should be telling that the alleged owner had to come on here and write a review. And it's the only one with anything good to say. These people are unresponsive except when it comes to nickel and diming their customers for everything they can get. If citysearch had a Worst of Philadelphia they'd win every year.

I am greatly distressed to read negative reviews about my company. However, with over 4,000 past and present tenants since I've owned Abbolone & Scullin, I am pleased to see so few.

Tenants do not always understand that my company acts as the agent of their landlords - the property owners. We cannot make any repairs in response to a tenant complaint unless we are authorized to do so by the property owner. Understandably, when property owners are late in authorizing repairs or refuse to authorize repairs, tenants become frustrated and blame the only entity with which they correspond...my company. Over the years, I have done my best to encourage property owners to be prompt and reasonable with repair request. Where necessary, I have weeded out uncooperative owners. The vast majority of my clients are reasonable and responsible property owners.

Sometimes, however, legitimate differences do arise. For example, a tenant may want a room painted, but the owner does not feel it is justified. For some people, hearing the word "no" is unacceptable, even if it might be reasonable. They get angry, feel slighted and the relationship spirals downward. Accusations fly, problems are exaggerated and anyone who does not give the tenant precisely what they demand, becomes "rude," "dishonest," etc.

No conflict is ever without contributions from each side. We are human and we sometimes make mistakes or perform our job imperfectly. We accept reasonable criticism and strive always to improve, as any conscientious company should. But to say we are dishonest is a gross mistatement. My staff and I are flawlessly honest in all of our accounts and in our dealings with our clients and tenants. We work very hard managing the sometimes difficult relationship between landlord and tenant. I feel we do an excellent job.

This is the single most rude and dishonest agency that I have ever worked with. The apartment that I rented from them on South Street was falling apart - no hot water for 4 days, doors falling off, broken plumbing, smelled like gas, etc. The landlord was a complete slumlord, somehow managed to take half of *my* security deposit for repairs that she never did between tenants and the agency held her responsible for nothing. Beware! Stay away from working with this place at all costs.

I live at one of the Abbolone and Scullin properties on Christian Street. Moving from AZ I had to choose the place without seeing it first. Bad move. The apartment itself was oddly designed and felt like a cage, but that's not the management's fault. What is the managements fault is that the walls were in terrible condition, all the windows were drafty, and most couldn't lock properly the front entry door's hinge broke and was never fixed, we had no working mailbox so everyone's mail was just shoved under the door and mixed (so everyone can see what you got in the mail that day!). Beyond that, there was an absolut inf*station of mic*. There could not have been any pest control in the basement, and when I complained about a mous* stuck in my wall, they hired a shotty, grungy pest controler to drop "lethal pellets" around my home. Needless to say, I found dead mic*, smelled a few more that I couldn't find, and continued to be inf*sted weeks after. Great job! Apparently the owner of this place is a senior member of the housing burearu of Philly. Does anyone know the condition she leaves her properties in!?

Pros: Location, sans the drugg dealers on Cathrine...

Cons: EVERYTHING but the proximity to center city.
