I rented a property from Stones River Property Management for two years. Stones River Property Management was by far the worst landlord I have ever had. I cannot overemphasize just how horrible they treat their tenants, or how unprofessional their staff behaves.

The property I rented from them was nice enough, but it had not been cared for by Stones River Property Management while it sat idly. As such, when we moved in there were bugs everywhere (including fleas as we later discovered from bites), broken fixtures that had not been repaired and the backyard grass had grown to chest level. They sent an exterminator three times to clear up the infestation problems, but refused to cut the grass, saying that it was our responsibility. The lawn maintenance was indeed our responsibility according to the contract, but we were not the ones who had let it grow to such an unmanageable height. Still, they refused and we had to pay a company to bush hog the backyard for us. I would caution anyone who may hand their property over to Stones River Property Management that we were told in no unspecific terms by the exterminator who came to our home, "I can come out as many times as you want, because they love sending me out here. Everytime I come out here they (Stones River Property Management) can hit the homeowners with a big, fat bill.".

The staff at Stones River Property Management were rude to me and my wife on several occasions and threatened me once with physical violence for going to their office and demanding an explanation of late charges being levied against me for rent that was paid on time. To be fair, the large gentlemen who threatened me was asked to leave the office (not fired, just asked to step into a back room) after making his foolish comment. Often they would try to conduct random and unannounced inspections of the property, which is of course illegal. Each time they would conduct an inspection, nothing would be found, so I can only surmise that such inspections were done to inconvenience my wife and I for daring to question their atrocious and often illegal practices. Of course I was hit with the same ridiculous bill for cleaning and maintenance when I moved out that everyone else complains about. I think there was a $150 charge for carpet cleaning added to my bill, which is rather laughable considering the carpet was infested with fleas when we moved in. Still, we gladly paid our "maintenance fines" as we knew it would be the last time we would have to interact with this terrible management company.

I am actually writing this two years after ending my lease with Stones River Property Management, but still hold such feelings of anger at the way I was treated by the entire staff. I caution anyone not to conduct business with Stones River Property Management.

The employees are young and unwilling to help or even put you through to someone that will help.
The owner doesn't seem to care either.

I Fired this bunch as management for my properties, If you are a Marshall Reddick member or an investor in the Nashville, Murfreesboro area, I would suggest you run as far from this crew ASAP.
I am going to post individual events on this and every board as you need to know what you can expect.
I received a bill for lawn service to cut my lawn for a month totaling in the upper $100 to $200 range, I will have to look at back charges for the exact figure, When I questioned Ron Hodges staff about this charge I was told it is because they had a lot of rain that month. Just so you know I am a seasoned property manager in the business for almost 10 years, so I am not some crazy, I know what costs are reasonable. Do you?

These people will rip you out of every dollar you have and do nothing for you. You call a maintence request, and it takes a MONTH at the EARLIEST for them to respond. And then they charge you a huge amount for no reason and STILL DONT DO THE WORK RIGHT! They violate there own contract and lease agreement constantly and blame you for it. The staff is personably unbearable and rude on all occasions. They will rip you off every chance they get and do little to nothing towards you own satisfaction.

DO NOT rent from these people either. They lie, lie, lie and do the absolute bare minimum when 'helping' you. We have only been in the property 3 weeks and already sorely regret it. Plus the fact that it is in the lease that you only get 1/2 of your deposit back (at the most) 'for cleaning puposes is a crock. They sure didn't use the last tenant's deposit to clean this place. We were moving at short notice and were desperate- we definitely won't make the same mistake again. It's pretty bad when the neighbor says 'I'm sorry you moved in here, the property management company is awful.' Don't get trapped by these people, stay away!

It took them over six months to find me a tenant for a vacant unit. They did not get moving until I became very stern and demanded to speak to the owner of the company. I continue to get service with an attitude from Stones River Property Management and DEFINITELY WOULD NOT RECOMMEND them for your property management needs.

I continue to get service with an attitude from Stones River Property Management and DEFINITELY WOULD NOT RECOMMEND them for your property management needs.

These guys are a joke. They manage my property in Nashville, TN and I've heard nothing but complaints from all the other owners as well. Every month, there's a useless charge for something or other. From the last manager the lawn maintenance went from $170/week to over $600 with them. Their bookkeeping is shody and inaccurate. They DO return phone calls, but stand in their own mess justifying every move made. I recently had to pay $250 for a job a handyman could have done for $40. I have legal fees with no prior notification and no explanation. We all paid something like $600 to have our dumpster area cleaned. DO NOT USE STONES RIVER!!!
