Approximately the time that this review was written, the tenant who wrote it was called out for not having her dog on a leash. She made excuses, however, a descent adult just follows rules, no excuses. There is a Davidson County Leash Law that all must abide. Let's just start with the fact that she does not own her unit. Therefore, she is completely clueless as to where homeowners fees go. Her father owns her unit and should know all of this. Her father is in charge of the maintenance of the unit he owns. She complains, however, still lives in a unit that she only rents. She is making a conscious choice to remain at a complex where, because of the manager that she cannot stand, she and her daughter enjoy a safe community on a daily basis. This is the price that a property manager pays. They either love the management or hate them. If they follow the rules and pay their rent, management is their best friend. If they break the rules or default on their lease, management is considered horrible. Please keep in mind, when considering Hermitage Villa for your home, that the person who writes a review, may very well have a negative past with our community.

Pros: Location, management, maintenance

Cons: Older property

I have lived here for almost 7 years. It is unfortunate that I have had to endure ridiculous, non-professional behavior from the apartment manager, Kim Artavia. The grounds are unkept, maintenance is never performed on actual units that people live in, only those after people have moved out and the quality of people that are moved in to the community is not the best. There is not a single ounce of security nor a place for the children to play which leaves them to play in the parking lot, which the speed limit is never enforced. I have in the 7 years, become a private owner but still have to put up with the unprofessionalism of Kim. She feels it necessary to swear at the tenants, infront of children or not. Completely disrespectful to anyone and everyone that she comes in contact with. They claim that there is a "homeowners association" that takes our money every year but with no benefit. The lawn care company that they hire is the owner of the complex's son and they feel it necessary to run over trash rather than pick it up and makes it look worse than it started. The partking lot needs to be re-paved. There are no trash cans by the mail boxes and there is mail all over the place most of the time. This place is HORRIBLE! If you don't speak spanish, good luck getting to know your neighbors. Most of them are nice but you can't communicate with them.

Pros: Great location. Close to a few good schools near the interstate and other shopping venues

Cons: Management is never around and when they are they are rude, the place is ugly.
