We shopped a number of builders and my wife wanted to work with someone local after hearing about all the nightmares of working with ones from out-of-town. After researching a number of them in the Knoxville area, we went with Saddlebrook and could not be happier with our home. Thank you all so much!

I was very impressed with Heather and the Design Center. Heather was very helpful and quickly answered all of my questions. I was also very impressed with Michael Reedy's orientation and walk-through. This is my first new house, so I loved hearing all the helpful info provided in this orientation.

I have heard so many horror stories about couples building a home. All that can go wrong, builders taking short cuts, missing deadlines, etc.. Going through Saddlebrook properties was nothing like this. they made things easy for busy couples from the first step. Tina was approachable, honest, and thoughtful when helping us choose a plan! Heather quickly saw our aspects of design and Marty made sure everything was done perfectly and on time. We couldn't be happier.

The whole process of building a home with Saddlebrook was easy, a lot easier than we thought. We thought building a house was going to be atrocious, but Saddlebrook made it very simple! We love Tina she was the best!

We recently moved into our new Saddlebrook home, and were so pleased with the home as well as the entire building experience. This is the fifth home that we have had built for us in our lives, and by far it has exceeded all of our expectations - both in quality and our interactions with the folks at Saddlebrook. We built this house as part of our move to Knoxville from Illinois. The Saddlebrook folks all went out of their way to accommodate our situation. We were able to flexibly schedule our visits and manage the contracting, customization and building process. We had to put a lot of trust in Saddlebrook given our distance, and they did not disappoint us! They were extremely helpful and willing to make modifications to the layout of our home to meet our needs - in several cases making recommendations that improved upon our ideas. Special thanks to Tina Buckles -our representative in the entire process! After we moved into our home, Saddlebrook support was outstanding as well. Marty, our superintendent was always available to answer our questions. There were only a few minor issues that needed to be addressed, and Saddlebrook again did not disappoint! Visits from contractors were promptly scheduled, the contractors went out of their way to be helpful. We have been very impressed with the home that Saddlebrook has built for us. The quality and attention to detail is unparalleled. We highly recommend Saddlebrook.

These people are a joke. Poor quality materials, poor craftsmanship and the home warranty you get is worth nothing. The only thing Bob stands behind is his committment to throwing up houses and making money for himself.

When we moved to Knoxville were up against the wire and needed a home for a quick move to get our children in the schools we wanted so we got a Saddlebrook Home from " the Trusted Homebuilder ". Well I don't know who trusts them, but it certainly isn't anyone who has dealt with them. I knew that the homes were cookie cutter houses, but I had no idea how bad it could be.

Saddlebrook built homes wouldn't pass code inspection in most mucipalities. Not a month goes by that we don't run into another piece of shoddy workmanship in this house.

Toilet flanges placed too close to the walls requiring relocation to allow sufficient space for standard size toilet installations, open air seams between the exterior walls and the foundation that require sealing, a stove jammed so tightly between granite counter surfaces that it can't be moved, the worst plumbing work of any residential construction I've ever seen, code violations with no drain lines for HVAC system water catch pans in the attics, a catch pan under for the washer in the laundry room glued to the floor to cover up the fact that the drain line was not attached to anything other than thin air underneath the subfloor, insufficcient air returns for the HVAC system that required rerouting and remodeling, fuse boxes located on the OUTSIDE of the house where any vandal or thief can disable your electricity, the worst drywall work you will find among local builders, foundations that settle and crack floors and walls, cheap windows, sink faucets with drain valves that were never connected, floors that creak like a 200 year old barn, a dishwasher wedged into place with scraps of trim instead of being secured properly, guttering installed with negative slope that doesn't drain, fiberglass shower stalls with insufficient weight ratings, street lamps that never get connected, streets that are not cleaned or maintained and more.

When you ask for home warranty service you will get an token visit and maybe a bandaid. They won't actually do any form of real repair work, you have to do that yourself.

Terrible ny first home was a starter home @ 114k when I purchased it and there was no picture of the builder haning on the wall with the words "quality" and 'satisfaction" under it.We had no problems at all with that home other than a few nails pop.Our new saddlebrook home has not been lived in a year yet and yes there was a picture of the builder hanging on the wall with those bold words.I cannot begin to tell you the disgust with the mickey mouse lame uneducated ignorant excuses every saddlebrook service man has when they come out, as if they are speaking to an elementary student. removing shelves from cabinets that were splintered, having us sign off when they were replaced, only to find out they moved them from an upper cabinet to a base cabinet...shady..very.Before we moved in I noticed the back door was stained on the inside it was obviously wracked and not square, very visible. we asked them to take care of it they said they did, 2 weeks later we came home and found our carpet was soaked 3 feet from the back door. they didnt offer to clean it replace or replace the sour pad. Typically according to my insurer when outside water comes in, the carpet it touches is contaminated and must be replaced. shortly after this occured more water stains inside the door and the service man puts caulk on the top everyone knows thats a quick way to cover mistakes...culk it the door is still sideways and doesnt shut completely. Now to move on my driveway is not cracked but broken over a quarter inch gap only from parking cars.My house is only a year old. there are cracks in every jpint in every ceiling in my house some 8 feet long or better.I piad more than double the price of my first home and never had issues like this and the builder never sent out half wit dummies to fill me up with B.S. about the problem. It was amusing to listen to these goobers when they came to make repairs...would never buy another saddlebrook home even as much as we love the floor plan and contemporary look... well, looks aren't everything

We bought from them after the house was already finished, so we did not have anything to pick out or haggle over. Closing went smoothly and the follow-up basket of goodies was a nice touch. But then the we had some problems with follow up on our warranty issues. We are still waiting (7 months and counting) for our yard's drainage issues to be resolved...

Saddle brook was a good builder- we closed on time, even if it was tight. However, followup on problems with the house has been mediocre. Some things were resolved quickly, others have taken weeks and still not fixed.
