I'm in Virginia. I have somehow gotten onto DL Horton's call scam list and receive numerous calls each week from numbers associated with them. I checked scammer lists, and others have the same complaint as I do. Some say Horton's number call them 15 times a day. (Let me reiterate, I have never dealt with the company and have no idea why I'd be on there list.) These calls come from Bradenton, FL, and from TX. Once, a caller from DL Horton tried to "renew" magazine subscriptions I didn't have. I would avoid this company like the plague!

These numbers are mostly associated with the area code 941, extension 896. Usually there's no one on the line when I say hello. Some of these scam calls say "DL Horton" and some say "Metro Media" and all appear to be in the same sequence of phone numbers. What they gain from this, I have no idea, but others complain of the same thing from these numbers.

SCAMMERS! Steer clear.

Be prepared for them to wreck a part of your home during construction of a different home, take forever to repair the damage, do a poor job the first and second time, and stop returning your calls because they think that they have done a satisfactory job.

If you need to call them for a paint code on your home, let me save you the trouble. Just call Sherwin-Williams. No, no, they can't help you. No one at D. R. Horton can. Just call Sherwin-Williams with no paint color, no paint code, and just buy a sample of a few dozen colors that might work.

Want to have an active voice in the HOA? Forget it. They do what they want, like hire more expensive contractors who obviously cannot seem to get the street lamps working correctly. It's not your neighborhood until they say it is.

Also be prepared for your backyard to be flooded and have drainage problems.

I do not own a DR Horton home but have neighbors that do own one.
To a certain extent, you get what you pay for. If you are shopping for the most square footage for the least amount of money, understand that you are going to have the least expensive labor & materials built in the home in order to achieve that low price. It is somewhat of a balancing act for builders to often sugar coat the finishes to appeal to a purchaser's first impression and spend less money on some of the more important structural items of the home. This is true with most all builders striving to provide what a customer desires @ the most affordable price.
I encourage all new home purchasers to hire an independent inspector to help them monitor the construction of their home. Please keep in mind, these inspectors also make mistakes & misinterpret building codes with their personal opinions about how things should be built. Take what the builder says, and what the inspector says, do a little research yourself about the particular item of concern and make a decision about whether or not the item in question is a big concern or just a personal or inspector hot button.
Accordingly, understand that homes are built with many different building products that react differently in different climate conditions. Concrete will crack. it does not mean your foundation or drive was installed incorrectly. Often times these are shrinkage cracks not structural cracks. I have had experience with Engineers who do not know the difference unfortunately. Lumber is a natural product from a tree that naturally contains moisture. The Industry standard of 19% moisture content is typical & well within industry standards. This lumber will dry more as it sits inside your walls. As it continues to dry for a period of time it shrinks. Surprise you have minor cracking in the drywall finishes, interior trim joints. These are normal in the first couple of years but usually stop after that time period. re-caulk them, re-paint them after this time period & it should be fine for many years after depending on climate, moisture conditions, individual living habits, among others factors. Clay brick expands after installation, therefore it needs those ugly expansion joints with silicone sealant in them to allow for this movement & minimize cracking in the brick. Wood shrinks, brick expands, concrete stationary what do you get. Select a quality builder, use an outside inspector, use your own common sense. Good luck, but be realistic in your expectations.

Please hire your own inspectors. They say they have an independent inspector but they are still being paid by D R Horton. There are inspectors that will come out at different stages of the house being built. They will inspect the rebar and up. Hire a electrician to check that wiring too. The soil is clay on the east side of 35 so be sure to water it evenly. Always get a good Realtor to come with you when you buy a new home! The builder pays their commission so it is free. He is YOUR agent and not the builder's. Why is it that many builders get greedy and start cutting too many corners...maybe because of building costs and trying to be competitive. They end up hurting their reputation.

The problems is that the workforce DHI hires is a piece of crap. All they recruit is street thugs, or ex-criminals, and mostly mexicans who can' speak the tongue of this land and refuse the language of this land! Compare us to europe and Asia(eurasia). Most can speak the land's language and the europeans who hire foreigners are due diligent in learning the language to better their respective blue collar occupation!

And that is one reason why the quality and workmanship of european and asian homes, and in general workforce is better than the USA. We need a diverse workforce NOT only MEXICANS. Look at their backgrounds! Nothing but chaotic families and personalities who have no respect for qualities or etc. We, the USA need to hire from other countries who are willing to learn the american language!!! And their are plenty to recruit from east europe, asia, southwestern africa and even from the middle east!

Also, the white trash workers are denigrating the elite white workforce!

All i hear is alot of people complaining of homes they purchased from DR Horton. I have a several questions for you.
1. Did you visit the property as often as possible to check the progress of the build? (out of sight out of min) if contractors never see the future owner snoop around they tend to play catch-up on the property to move on to the next one.
2. did you do your home work? get as much knowledge as possible in the type of construction and familiarize yourself with min. code req. and the way things should look. if it doesnt look right or you have dought about something speak your mind, dont stay quiet and wait for someone to come along and fix the problem for you.
3. Were you a cheap @#$ and did not pay for upgrades. contractors are paid by the job and if they have the choice of working on a better quality build versus your neighbor who bought the midnight special i'm sure they would rather work on a home that someone spent time and money on upgrades. in a nut shell ( you get what you pay for!)

We bought a DR Horton townhome in Nov 09. It is now Mar 10 and nearly every wall has cracked along the top edges of the walls and the big sloped wall has a huge crack running right down the middle of it. They get wider every week! This place is falling apart in less than 6 months! WTF!!!!!! I am getting a lawyer!

The house was bought new and is already falling apart. Just had the heating system inspected and it was installed incorrectly and many things were left out or wrong out of "apathy." If you'd like a mass-produced home put up by undocumented workers that leave the neighborhood trashed, then by all means, invest in one of DR Horton's hastily built, monstrosities that completely lack any semblance of production pride and continue the decline of the U.S. housing market. Oh, and beware of some of their agents as they tend to lie.

Sounds like some of you didn't do your homework! We bought a Horton home and are completely happy. We knew that the water was hard--that's why the house was plumbed for a water softener, duh! We had an architect look at the construction and it was very good. Of course you aren't going to get $200/sq ft. finishes for $75 a square foot. Some Horton homes are well done, others are cheaper. You get what you pay for.

The builder quality is almost average. However, Horton sales people conveniently neglected to mention that a comuter railway would be going through the middle of the Highland Park neighborhood, what they currently call a park. They also neglected to tell me that the area has the hardest water in Travis County, and that a $2,000 water softener would be required to avoid water stains and buildup wherever water is used. And, the garages weren't finished and no garage door opener was included. Right after move in, a builder vehicle backed into my driveway and cracked it all the way across. They conveniently do not warranty concrete work such as the driveway. The H.O.A. was recently in the newspaper regarding a lawsuit by two Austin area communities for not properly enforcing the deed restrictions and maintaining the common areas. If one complains or draws attention to these things, the builder becomes an intimdating bully and threatens homeowners.

Horton homes are definitely corner cut. They saved a few hundred dollars by not putting in enough lateral bracing and now every time the wind gusts, the house creaks, walls crack and windows rack. No joke, visit www.homeengineering.com and www.drhortonsucks.info.

Our home is just under 10 years old now and was built by D.R. Horton under the name of Milburn homes. All I can say is that they are definitely corner cutters. First of all they didn't paint all the trim. Also they ran the security wires underneath the carpet as opposed to under the baseboards like you should. We didn't know until we decided to look at putting in hardwood floor.

We also had a major problem with our master bedroom window leaking...it was a problem that took them over 2 years to fix properly....they just tried to patch it without actually trying to figure out what the problem was. It really drove me crazy. All I can say is that I will never purchase another home built by this builder.
