We moved to this complex back in '03 from living in a very nice neighborhood and in a very beautiful home, to say the least I was devastated and embarrassed. From 2003-2008 the apartments were a complete disaster because of the management, one particular problem was documents and money was always "lost," nothing ever got fixed, it was horrible. The new management company came on board around May or June 2009 and things have gotten a lot better for the most part, the place still has its problems but it isn't too bad and for the most part the maintenance is responsive! That's a huge turnaround for this place. Like I stated before in the "cons," the place seriously needs renovations - painting, wiring, etc and one really stupid feature of the buildings -- top floor patios have no coverings! It's a bitch in the summer.

There were two episodes of gun shots in the early morning a few months back but has since been resolved, the complex didn't take it lightly which was nice.

So yes, this place is definitely livable. I plan on sticking it out for another 6m-1y and I would recommend this place to a friend if they needed a new place.

Okay, the manager, Summer is usually a sweet girl. She does a lot of advertising and community events which is nice... if you're a Mexican. I do find it a bit hilarious that she decided to pick a cow for advertising this place. LOL. NOW let's talk rent. The prices here start at $575 (give or take a little) and this is for a 1br... there are places in Lewisville that are very, very nice with luxury residences for much cheaper if you're looking at a 1br or at about the same price but the big difference is quality. Frankly, it takes a lot of nerve to squeeze $500+ from anyone for they get. NOTHING is paid. Water isn't included, which normally it is and parking here is a joke. They tried to start a reserved parking program --- however, you must pay $25 per space with a max. of 2 spaces as well as parking stickers (free).... in my experience and I lived in nice communities... one spot is free per resident. The stickers are a joke because after 9pm good luck finding any where to park and there aren't that many residents either. Electric bills here are extreme because the insulation is old. Don't expect a bill less than $200 and if you do get lower than that CONGRATS! It's a miracle. They turn your water off like 3x a week, never with any notice. It's great when you're in the midst of taking a shower. Maintenance comes a day late then when scheduled. There are a lot of Mexican druggies and there have been 2 incidents of gun shots within a 2 month span. That's because the people being moved in here are really bad... work on it Summer! $99 move in specials don't move anyone in that's nice, it attracts crackwhores and drug lords.

The place has potential, it really really does but it is so far from being a good place to live right now. I could only recommend it if you're truly desperate.

Well, I just moved in and the manager sumer did everything but move mountains to get me in on short notice. I was suprised after reading all the reviews that everything was as easy as it was. My apt did smell like wet carpet when I moved in but it's gone now. The office should have more staff I have had to wait every time I go in there. Maintenance has been quick and helpful. My frig was out when I moved in, they fixed it with in 30 minutes. I'm happy and I think you will be too. No one ever tells the good only the bad.

This place is a slum, and they take advantage of the people who live here because most of them can't afford anything else. There are broken windows on apartments on the backside of the complex, also boarded up apartments one apartment has been boarded up for two years now. They don't fix things, they have a pool but it's never in working order. They have the residents purchase stickers to put on their cars to keep people who don't live there out. They supposedly want them to use the visitors parking spaces but they don't inforce any of this. Watch where you step you may step in poop at anytime. Good luck on the water working all the time, or the heat or air condtioners to be in working order. I have had residents tell me there utility bill to be almost as high as their rent sometimes. They have had raw sewage and the only the thing the mantinence man did was to throw some white powder on it to try and cover the smell. Peeling paint, sagging unsafe patios etc etc. I can't believe the city of Lewisville lets a slum like this exist in the city. Where are the code enforcment officers when you need them?? But of course they want their rent on time, and another former resident told me they told him he never signed a lease, and had late fees due to late rent or no rent being payed at all (But he had all his reciepts to back him up. They have gone thru more managers then my friend could count. And its a shame that people have to live this way since its all alot of them can afford.
