I have two children who are students in Austin and had to rent many apartments so far. I would say this aprtment is the ugliest and the worst apartment. NEVER recommend!!!

One of the worst property management companies in town. They do not respond to emails or maintenance requests for weeks-months even for safety issues. They charge renters multiple times for the same item. If renters are not paying attention, we will end up paying each time they send in bill. Extremely unprofessional in attitude, communication and handling issues. Avoid doing any business with them.

They nickel and dime you on the deposit return and are horrible to work with. Never fixed many of the apt problems (Centennial) throughout the year. It was a pig sty when my son moved in and spotless when he moved out yet we were still charged for cleaning and painting. If you can avoid renting from them, do so and save yourself many headaches, these people are horrible to work with...

We found a pretty good deal in West Campus that was managed by University Realty. We had no real maintenance issues (we only lived there for about 6 months) so I can't really comment on their inability to perform repairs. What I can comment on, as with everyone else, is their ability to steal (not return) the majority of your deposit. We were charged cleaning fees (we cleaned the apartment for an entire day and had a professional carpet cleaner come), were charged $300 to repaint the apartment (we lived there for 6 months) and a random assortment of unnecessary fees. They must bank on the fact that most students are too busy to go through a suit and fight them on their deposit thefts. If they do take an unreasonable amount of your deposit, fight them, trust me. Below is posted the Texas Property Code:

If you read through the security deposit section, you will discover that any amount of security deposit that is withheld unreasonably must be payed back to the tenant 3x plus an additional $100.

Unfortunately, I don't think that UR is alone in their deposit thefts as I hear most realty companies in the UT area practice this. However, I would love to see these companies lose the unethical cash they have been stealing from students. Maybe the link I posted to the Texas Property Code will help.

As is implied here, if you don't want to have to fight for your deposit after your lease, then I would look else where. There has to be an ethical property management company in the area. However, if you are prepared to fight for (and likely win) your security deposit then by all means...

I have to say. I rented from University Realty for over 4 years, while attending school and after graduation. I was very satisfied. I think if you want a brand new place then rent one. (They come with their own problems). UR's properties are older with lot's of character and charm. Yes you have to expect some set backs but if you follow the protocol for maintenance things were always taken care of in a timely manner. Upon move out I was given a list of tips to help recover my deposit. I followed the directions, scheduled a walk through and recieved my full refund back without a glitch.

Grow up kids- mommy and daddy can't take care of your whole world.

University Realty has been a disappointment. Our apartment was a good deal (600 bucks a month, utilities included, 2 blocks from campus) but we didn't know we would be paying for having to put up with this company. Just a few stunning examples:
1. They took a week to fix our bathtub which was completely clogged and told us not to use the toilet either (the only ones in the house) without compensating us
2. They took MONTHS to paint our house (they probably worked a total of 10 days on it spread out between the months of March through August) so we had our windows covered in plastic and the painters' mess everywhere to look at for a while
3. They never completed anything on our list of repairs that needed to be made on move in and the house was filthy upon move in.
4. Our house doesn't even have a heater. It was like pulling teeth to get them to cough up space heaters for our three bedroom apartment.
5. They let an abandoned couch sit out in front of our house next to the dumpster to fester for months. We called them repeatedly to have it removed, but they seemed to have better things to do.
If you try to call them on the phone to put in a work order or ask a question, be prepared for attitude from the front desk and general incompetence. They act like they're doing you a favor by coming to the phone to answer your dumb questions.
If those gems aren't enough to make you reconsider leasing as much as a toothbrush from these people, your standards are too low.

Who knows how much money they have ripped off from students over the years. Their business plan revolves around the bet and the fact that it will cost more for you to go to court to recover your deposit (or any other issue) than the actual deposit amount was worth to begin with. Do not be fooled by their seemingly decently priced units in the West Campus area, you will pay in the end.

I think my title says it all. Get yourself a lawyer and prepare for one of the worst experiences you may ever have. It is not possible to fathom the level of incompetence Univershitty Realty portrays. Phone calls are not returned, promises are never kept, and maitenence issues linger. I have gone a week without hot water and a 15-yeah 15 day stretch with a broken A.C in mid summer-"we are just really busy." I had a wood ant infestation problem upon move in that was never addressed even after countless phone calls. The place was a disaster upon move-in...I was promised it would be clean,....several pick up truck loads of trash hauled out of the back yard alone. When it comes your deposit go ahead and mark that as a Dustin, Kara, Sylvia, Tracey or whomever incompetant sudo-employee happens to disregard all moral fiber FUND. If you do get anything back after the charges are drummed up on their hand written inspection report expect to wait at least 1.5 months to recieve payment (mine was actually sent to my apartment I moved out of-Idiots). This is illegal by the way (Texas Property Code 92.109). Anyhow, onward with my fight against university Realty. DO NOT SUBJECT YOURSELF TO THIS SORT OF TORTURE.

Well, when I first moved into my place I was thrilled to find a decent sized west campus apartment for 700/month. It wasnt falling apart (that much), it was in a great area, and for something that size, it was a steal! Or so I thought...that is until things started breaking. I was able to legally break my lease (although not without harrassment and black-mail from the landlord, Michael, pronounce Michelle) Since, they never came to fix anything in my apartment, I got a lawyer (which I suggest yo udo if you choose UT Realty) and broke my lease. Not only did my gas get cut off (it was tied into the guys downstairs) since they failed to mention I would be paying for BOTH gas bills, and it wasnt until I asked about this that they finally said they would pay me back. Anyways, the gas company came out to light the hot water heater and they wouldn't since it was a fire hazard!! The city of Austin had to come out and inspect it and when they did they found 8 other code violations, including uncapped gas lines!! My heater never worked and it wasnt until I had the flu and walked into their office looking like I was fixing to die did they even START doing anything about it. It still took them over 2 weeks to fix it and by then, it was hot outside. Don't ever rent from these guys, and if you do, be prepared to get a lawyer. You'll need it. I never even got my deposit back.

After a year long lauwsuit with the landlord, me and my roommates FINALLY got our deposit back. I have never in my life seen such unprofessional employees. After breaking several laws (such as with holding a deposit more than 60 days) and not returning phone calls, a court's decision finally favored us and got us back our money. These people have no idea what to do when it comes down to lease agreements. The landlord Michel (that's a guys name by the way) seems oblivious to lease contracts. If you?re considering thinking about renting one of these houses, please look elsewhere. He may have properties close to UT, but there are others out there that are WAY more professional. No one should have to go through what me and several others had to go through for over a year. I?m not the only one this has happen to, you can tell just be reading elsewhere.

University Realty is IMPOSSIBLE. I have never dealt with people more money hungry and selfish in my life. It took them five months to get rid of these disgusting rodents in our home and that was only after we got a laywer and almost broke contract. I would never in my life recommend this company. There are a million better ones out there. Trust me!

University Realty is impossible to deal with. A month after moving in they have not resolved the asbestos in our condo, the gaping hole in our ceiling. they have not given us our garage door opener, they have not started to pay for water or garbage or the other utilities that our lease says they will pay for. They will not return phone calls, the only staff member who has any knowledge of any situation is never there and will not return phone calls, their guarantor requirements are an insult to any working adult, and dealing with them is not worth the great property. Don't be fooled by their selection, they will make you regret your decision to rent with them.
