They will promise you the moon when you are in the process of purchasing the house, everything is a YES and NO PROBLEM and that they have the MOST SKILLED Sub-contractors in the business....
and Builder of the year this and all the junk any new home buyer wants to hear.
at Waterford Parks, they have the worst most conspicuous, convoluted , lie telling sales team that will turn against you the minute the contract is signed and the earnest money has been paid.

The construction process was a complete nightmare, attention to details WAS NEVER there.
I am in the construction business and my line of business calls for details and quality checks in everything i do and my employees know that 100%.

The Issues:
Windows installed at the wrong height and crooked in the master bedroom....I had to show the construction manager what his framers have missed up and have to re-do (2 weeks delay)
Window reveals are all a disaster in all windows...some are whole inch out and wavy and not consistent to where you can see it standing 20 ft. away. (had to be re-done) one week delay.

Master Shower Pony walls , the framer framed the walls 13 inches higher than what the plan says..... THAT IS the funny one.
The builder said: Oh, no dimensions on the plans...so the framer went with what he thought was right......(We specifically told them ...we wanted what we saw at the Model home)....and this was 13 inches higher.

The crooked walls EVERYWHERE....we had to float almost every wall in the house...more than 1/2 inch difference between one end and the other.

Cabinetry: they installed the wrong Oven/microwave custom cabinets with wrong specs not matching the plans. They said...oh it is too late now...stair case won't allow it.
Had of course to be re-done and that was another month delay.
That same cabinet, stained Darker than rest of Kitchen.... :)
when we told the construction manager the painter had used the wood floor stain and not the cabinet stain.....he got quiet.....and said....i'll call him and see....nothing has been done YET.

the Plywood upstairs:
when the house had no roof....somehow...water went all over the floors...and caused it to warp then it shrunk, then created gaps between planks.
When i brought this issue up to them, they said they'll fix it ......They LIQUID NAILED between the planks....INSANE and very un-professional way to do.

Staircase:
the starter step was installed different than the rest of the stair steps...was smaller and a 100% hazard to step down on as it is smaller ....
We fought this one , and of course....Won it but we had to state the obvious to them and tell them it was WRONG.....Look at the plans and see for yourself.

I won't even talk about the issue on the outside of the house with wrong color brick and horrible gutter installation done by amateurs and the metallic roofing.

I can keep going on and on and on, i swear i won't be done writing this today if i continue.

Bottom Line, DO NOT buy a GRAND HOME......
i am no one to tell you this, but ...we have been living a nightmare for the past 6 months now....and we still don't have out house yet.

We called corporate numerous amount of time, they don't call back....numerous voicemails left to execs. and no one had the tenacity to call us back and talk face to face.

We bought our third home from Grand. It is in Allen Texas Cumberland Crossing. We were extremely happy with our purchase. First, they had numerous plans to choose from and a one fit our dream. Second, the promises sales made were fully met, third, the time estimate for completion was also met. The price we paid is going to help us build equity much faster. Future home buyers, please don't go after expensive home builders who promise using higher quality materials... They don't, I did my due dilligence and found out that the expensive builders just pocket the difference and take advantage of consumers who don't have time and know how to find out the details. We have been in the house for over 3 months now and have not found any serious issues. There were minor problems with lighting and water connection which they fixed very swiftly. I see the quality is the best so far among all 3 homes we had purchased thus far.

On top of that, the Grand Homes team are so loving and supporting and are willing to help, they separate themselves from other builders who act so superior and don't give you time of the day.

We love you Grand Homes, Brandy, Lloyd, et, al,

We had given them $5K in earnest money. But we had to revise the contract because there was something we didn't like about the first house. The sales person gave us a price we agreed to but Corporate increased the price by $40K. We backed out of the agreement. The sales person told us that we would get our money back within 6 weeks. It has been over 3 months. We called corporate many times but without luck. Even when we were able to speak to management, a man named, Buzzy Broyles, he kept saying he would call back but never did. Now they are telling us that they will not give the money back. We hate this company and would NEVER ever go back to them. Never give them money unless you are 100% sure.

Grand Homes is a corrupt and dishonest company. If you choose to put a 5K dollar deposit down on a new home and sign a sales addendum with your contract, you sure as better hope your house sells, because you will never get 1/2 (as promised) of your deposit money back. After two certified letters, emails, phone calls and over 90 days of waiting, still no word back about our money, so we are suing Grand Homes. Don't trust this company. They are completely dishonest and only care about one thing, themselves. Our sales person and their "corporate" office have lied to us from day one. Have never in my life come accross so much deception. $2500 bucks is a drop in the bucket to these people, but as a mom to triplets, this is a lot of money. I'm just glad I didn't give them any more.

Suing them. Cannot get them to return earnest money even though we excercised our contingency clause per contract guidelines. Sales team misled us as well. Local media is interested in pursuing the story. Also, have spoken with old contractors and employees and no one has anything but horror stories about these people.

Run away, do not walk!

I am in the process of building a house.
From what i've seen, the design , the finish and the price all come together nicely.
We have to move our in December 2010 and the house with GRAND will not be ready till April, they committed to pay for the rent after December and any storage fees.

Any advice on picking GRAND HOMES Over DREES or the other way around ?????

Yes, I would recommend them Highly.Very Honorable People & Team. In fact, I am building another Home at the end of the Block. If you have issues, you have access to the Homeowners Website. You can register your complaints, and a warranty specialists will call you promptly. They will handle all of your issues, as they have mine and my Neighbors!
*You should also take responsibility for purchasing the home with a Lien on the property. Not a savvy Consumer...Why Blame Grand for your mistake?Grand Homes was Voted BEST BUILDER for 2009,2008, and 2007.

We have experienced many problems from roof leaks, water pouring in the doors, paint & trim all chipping peeling way too soon, most of it around doors that leak. Had several windows replaced they went almost a year over warranty just fixing the issues. They don't show up you have to constantly keep on them or nothing gets done. Everyone in the company makes excuses. Now I am still trying to get my real estate taxes due to me paid. DON'T forget if you buy one of the new houses they are suppose to pay you the r/e taxes you didn't get at the closing. They always lowball it and then expect you to forget about it. It is not the same as buying a resell since the house has not been assessed properly yet.

Also look for liens we had one placed against our house and it has taken over 1 1/2 years to get it removed with no help from their attorneys. Ask for it to be checked before you close.

Did I mention they also tried to slide by by putting a cheap model ice machine in the bar when we paid for a monogram ice maker. Watch them we did and still had lots of issues.

The roof leaks, it must be fixed at my expense even though other exact homes (floor plans) in the neighborhood leak in the same place. There was no insulation in the attic in certain places. Grand homes is by far has the poorest homes on the market Don't buy this home they won't take care of you Arlington, Texas

I bought a home from GrandHomes about 1 year ago. They built a very poor quality house. I had numerous tickets (100s honestly) to address those issues and some of them are not even addressed. Warranty does seem to work okay but they try to escape on a lot of issues without fixing them. They act like they are respecting the customer but they don't have any values literally. Their upgrades are very expensive and don't get cheated by their great looking model homes. Actual house delivered will not be anywhere closer to that model home. Forget about standard features home with no upgrades...it comes like a 4 wheel car with no engine inside. They installed a wood floor at my house and it is of cheap quality. I could have paid 50% less outside for a better quality floor. I wouldn't recommend GrandHomes.

Yes, you are right.people are not very friendly and they don't understand customer problems,they should keep the customer happy then only they will have good reputation in the market.

We are in the process of moving to Dallas and are in contract with Grand Homes. Up untill this point we have been very pleased with their professionalism and communication, BUT today we found out that our closing date has been pushed back a week, which really screws up EVERYTHING. (We are moving from OH) The VP of production called us ASAP and was VERY apologetic, did not give us any lame excuses but basically admitted to dropping the ball on some orders, which sucks for us, but I do appreciate the honesty. They have offered to pay for all of our living expenses from the original close date to the anticipated close date, including pet boarding, food and additional storage costs for our furniture so I must say that at least they are owning up to the issues, taking care of them and not hiding behind contactual bs on closing dates. I get the impression that they are really trying to improve their reputation. I truly hope that they will keep up with their end of the bargain because I have no problem slamming them all over the net if things get worse. I only wish I had fouind this website before purchasing a Grand home. I had NO idea that their reputation was so bad, after all they were builder of the year. Keep your fingers crossed for us!!!!

This is a great company. The build good quality houses but the people in general usually have an atitude and are not exactly the nicest people to deal with.
