I have lived in the Carlton for two years now. The building is in a great location with many amenities such as a gym, swimming pool, walking trails, and free parking, which is increasingly a rare commodity in Arlington.

I have heard of plans to renovate the lobby and the common areas of the facility. I can only speak on behalf of my experiences. During my tenure at the Carlton, I have never had a rodent or roach problem in my unit. People have to keep in mind that this building has over 500 units and a infestation problem may be due to a Dirty unit or units thus affecting adjacent units, thankfully I dont have this problem. Needless to say the condo fee includes pest control, but if tenants and or unit owners decline the service then areas of infestation will not be disinfected.

As for parking, there is plenty of parking in the general lot; however at times (late at night) the lot does get full which is rare. In addition to parking in the general lot there is also parking on Four Mile Run Drive and other adjacent streets. In my case those options are not applicable as I have a garage space.

Truth be told all buildings have their share of problems, but given the fact that the building was built in the mid 1960s some infrastructure problems should be expected. The board has been proactive in addressing the aging infrastructure.

The sizes of the units are relatively large and prices in the Carlton are reasonable for Arlington. A similar unit in the Rosslyn-Ballston or Pentagon City corridor would run 2-3 times more. If youre a nitpicky person and wants every detail to be perfect and new, then this is not the building for you. However if you can see beyond the rough edges and see the buildings potential, after all the infrastructure and renovations are complete the reward will be worth the wait.

I purchased a one bedroom, one bath unit on the 12th floor of the Carlton in 7/2011. I'm happy with the purchase, performed some upgrades to the unit to move in but I couldn't beat the price after shopping around the DC area or the spectacular views from my balcony overlooking four mile run creek and skyline drive's "skyline" in the distance. The bldg is old - however, there are many improvement projects in the works or have been finished since my purchase... one reason I bought at the Carlton - it is definitely up and coming. New security garage doors were installed within the last month, as well as attractive landscaping, new fencing and the resurfacing of the tennis courts over the last couple months. Looking forward to the major renovation of the lobby and hallways - that cannot come soon enough, last I heard - Spring of 2013. Also unit washer/dyers is being studied. I'm so confident with my return on investing in the Carlton - I've opted to have the windows/sliding glass doors replaced in my unit. With regards to the review(s) on pests/rodents... I have never seen signs of rodents or any major insect infestation - I'm sure there are pests in the building but I haven't experienced them. The Management is quick to respond to calls and the maintenance personnel are on the mark. Overall - great place for the price and excellent location.

There are a lot of buses Metro and ART that go to downtown DC and to the Pentagon. The building is safe has a front concierge and FOB key access. Its also close to Shirlington Village which has a lot of cool restaurants. Awesome place to live and affordable for young professionals.

The condo was built in 1965, the management seems to be on top of replacing the aging infrastructure. The condo fees are a bit high but they include all your utilities except cable and internet. The location of the condo is in a great location and will be walking distance from a future light rail line along Columbia Pike. Its a real good bargain for Arlington.

I bought into the Carlton in 2005. the building has been steadily improving for the last 5 years, and made significant improvements in the last 3 years, with a new fob-access security system, new high-efficiency boilers and energy efficient chillers, replacement of all the plumbing and heating pipe risers, and continous upgrades to the building. Although the building was built in 1965, much of the infrastructure has been upgraded and the interiors are being upgraded. it is a great bargain for the cost and area, costing about 2/3 of what a new condo of the same size would cost. this is part of why the condo fee seems high, when compared to new buildings where repair costs are obviously very low, but you pay an extra hundred thousand dollars for everything to be new. Also, currently 1/3 of the "condo fee" is actually the unit's utility bill, which covers elec, water, heat, cooling, and gas. Compared to other condos of the same age in the same area, the condo fee is actually right at the average cost of these condos. And with the planned streetcar going in along Columbia Pike and the Columbia Pike Revitalization plan underway, I am looking forward to a nice jump in my investment as well as good and improving quality of life. I have heard some folks complain about occasional roaches but I keep my place clean and haven't had any. There are 504 units so over 1000 folks, the size of a small town. Like a small town, sometimes you get along great with your close neighbors, sometimes you don't and have to reach out a little further to find folks you mesh with. But with 1000 folks to choose from, you'd have to work hard to not find folks that you get along well with.
In 2008 the Carlton changed Management companies and the new crew is now very responsive and very professional.
Its an up and coming building in an up and coming neighborhood, convenient to everything. A great choice.

I have lived on the 1st floor at The Carlton overlooking Four Mile Run for 5 years as an owner. Sometimes the parking lot is a bit noisy in the middle of the night..when I call the desk someone is there within 10 minutes and the noise stops. Never had any bugs in my unit. Never had a yappy dog or screaming kid nearby, either...guess I'm lucky since this stuff does happen in the building. It is located near a major intersection and the emergency vehicles use 4MR as a shortcut...this IS the city so noise it to be expected. The front desk people are EXCELLENT, as is the custodial staff who is trying to keep up with more than 1000 people. I have an underground garage space and that is WONDERFUL...no ice, no snow, no rain, no 50 mph winds, and it is ventilated to keep the exhaust fumes from bothering!! There are inconsiderate people in the building...duh, this is the real world!! I have enjoyed my experience at The Carlton and recommend it to everyone!!

I bought my first home in the Carton this past May 2008. I have nothing but praises for the building. The neighbors are nice and friendly, my unit is in great working order, and the location is fabulous.

The management (which changed in the Spring of 2008) and the front desk folk are out of this world. I complained about a flickering light in a hallway one night before going to bed and the next morning when I left it was fixed. They are very friendly and bend over backwards to help me.

The amenities are fantastic. The pool is great in the summer and the fitness room is great. Yes, sometimes the outside area can get a little noisy. But frankly it's a building with 504 units at a major intersection of Arlington County. You're not going to get country-like peace and quit. It's an URBAN area.

I highly recommend the Carlton. It's a great, affordable gem. The other owners I have met are truly invested in making the community a wonderful place to live.

The noise is just crazy i am up now because people are having a loud conversation in the parking lot at 1:00 in the morning. Management and the Arlington police that have a satelite station around here somewhere do nothing but take up parking space. I just rent and i am looking to move i would never buy here and i feel sorry for a lot of my neighbors who did and who are suffering with the noise problem
