The only good thing about 1118 Grove is the proximity to campus. If I could do it over, I would not even consider living in any apartment managed by Virginia Lee Properties. Their only interest is getting your money, and they seem to go

STAY AWAY, LIVING IN MONROE PARK WOULD BE BETTER. I have looked forward to the day that I could write about this shithole. I lived there for three years just out of sheer convenience as a poor undergrad student. The ONLY saving grace that my apartment had was the fact that it was in a really safe part of the fan, and that is the ONLY reason why I stayed for as long as I did. There are several things that I want to mention, but am probably forgetting a lot because of the list of problems just grew with each year that I lived there. The items listed below are not in numerical order of importance, because they just keep getting better anyway:

1. When I moved in and the place was filthy. They weren't even done painting the drywall in the kitchen and bathroom. They only came to paint because I said the walls were gonna crumble if I took another shower in there. And if you've seen their studio apartment, you'd know that you are basically taking a shower in the kitchen anyway. I will refer to the maintenance crew as Tweedle D (the older one) and Tweedle Dumb (the younger one). Tweedle Dumb came in to paint, and while he was painting my kitchen, fell off my counter and took the cabinet off the wall with him. He was fine, but he broke several of my dishes.

2. They supposedly periodically do maintenance checks and spray for bugs. When they do, they will post a sign on your door telling you when they will come. By this point, I had been living there for about two and a half years. I get a call from Brittany asking me if I had changed my locks, and not only if I had changed my locks, but accused me of installing the second deadbolt on my door which had been there since the day that I moved in. I don't know if they were trying to cover their asses because they lost my key or if Tweedle D and Tweedle Dumb were just that incompetent and didn't know how to open a door. But it had me wondering if they had ever actually entered my apartment for maintenance or bug checks...

3. Oh, and there were MOLD bubbles growing underneath the paint on my walls. There were visible black and dark green mold spots growing on the ceiling of my closet. You could hear water dripping between the attic and my closet while you were in my apartment when it rained. I reported this, but nothing came of it.

4. My neighbor had a clogged sink and they poured hydrochloric acid down it and left without opening a window. This same neighbor was accused of not paying rent on time, was forced to pay a late fee, and then they said that they found the check laying in a pile of mail after all. They did not refund my neighbor the $80+ late fee. They also stole her security deposit and replaced the floors with it when she moved out. They had an agreement that SHE was ALLOWED to take up the MOLDY carpet, but they don't care.

5. There were other tenants in the building that would mimic Va Lee Properties letterhead and post bogus memos.

6. They chose to fix the mailbox and but I could not open it with my key (they were all just hanging open). I put a work order in for that and never got a response. I actually stopped Tweedle D in the parking lot before he could drive away, about the situation. He said I had the wrong key for the mailbox and actually gave me a working one! That's funny, that was the one I was assigned...

7. Tweedle Dumb came to repair some cracks in my balcony. He left the huge tub of aluminum sealant with various brushes on my balcony for approximately two years. I reminded them several times, but after a while, you have to pick your battles of what is really important to report to them.

8. The rent went up twice in three years.

9. The stove was so decrepit and ancient that the complete top panel of it had almost rusted through. It was one heavy pot of noodles away from the metal cover resting directly on the burners and gas lines. The pilot lights were constantly going out, thus leaking gas into the building on numerous occasions. I had to call the gas company several times after hours for gas leak emergencies. Luckily, they are very nice and responsive people, unlike Va Lee Properties.

10. There was that time that we had no heat in early December. We could literally see our breath when we spoke. Even when the heat was "on" you might as well have lit a match and huddled around it and gotten more warmth from it. Thank god for electric heaters. Oh, and the "heat" is included in the rent. How nice.

11. Cross your fingers that you don't have to go check the circuit breaker in the creepy unlit basement of the building.

12. There are centipede things with a million legs that would creep out of the wood in early spring through summer. Yay!

13. When I moved out they lost my move-out check list. Not until I harassed them via email, did they do anything about it. On the bright side I think some people got fired because I actually dealt with a helpful human being over there. Perhaps Va Lee is moving up in the world?

when we moved in, we were told that the lights only needed bulbs to work, after installing new bulbs, many of the lights still didnt work
Ceiling fan fell down during our stay, stove leaked gas, smoke detectors stopped working and their solution was to just remove them from the apartment, leaving us with no fire safety!!! Maintanance man is very nice but overwhelmed, takes the office many calls to get him out, than more calls to get him to return.
You will have to leave many messages on the machine during business hours as they never answer the phone.
We move out at the end of last month and still cant get the office on the phone to find out why it has taken 30 days and we still dont have our security deposit back.
The apartments are great locations, but for the high prices they are not maintained and the office is no help.
We moved out 5 weeks ago, and just got our security deposit. Out of the original $975, they stole $475 from it. Crazy stuff that was never damaged, and surely will not be repaired. "Refinish small area in floor $200"? The floors are 50 years old and falling apart.
"Repaint porch columns $200"? Why do we get charged for exterior painting? "Clean front door $25"? The place was alot cleaner when we left and I dont understand the door being dirty?
Trust me, stay away from these people.

The customer service is horrible. The girl in the office is plain rude, and she hardly cares about your problems. They take forever for any maintenance work (if they ever do it), but when they have to show your apartment to other people,

Avoid VA Lee at all costs!! The first apartment that I lived in with them was cheap, large and close to campus, therefore it looked good on paper but actually living there was awful. The ceiling in our bathroom caved in and when we asked them to fix it it took them three weeks to come in, and after they fixed it it caved in again. This pattern repeated itself multiple times, for two months they were constantly in our bathroom from 8 in the morning to 6 at night only to have it fall in again. They refused to give us any credit or rent cut, instead we were expected to pay full rent for an apartment with a hole in the bathroom ceiling from which wood would fall on our heads while we showered. Finally we called the city who came in and practically condemned our apartment (which had a whole in it, mice, mold and no fire alarms). Following that they transferred my lease to another of their properties. The only rent deal I received was one month free rent. My new apartment was better, but the kitchen had a utility sink with brown water and girl below me had her bathroom ceiling fall in as well. Mice were even a bigger problem at the new apartment. No air conditioning. Overall it was the worst renting experience I have ever had. AVOID.

Apartments have great location and reasonable pricing. However, the management is not very good. The actual owner seems too busy to be concerned with renters problems. The girl at the front desk is unorganized and never answers the phone. And the maintenance guys seem to have too much work to handle. Its a full time job trying to get their attention. I wouldn't recommend them to anyone.

I wish that someone else owned these properties, because our apartment was really big, close to campus, and open. However, there was a huge insect problem, it was filthy when we moved in, and the maintenance requests usually did not ever get fulfilled. The ceiling at the top of the stairwell literally fell in over a year ago, and they still have not fixed it. Also, when we moved in there were homeless people living in the back stairwell and basement. After we called Virginia Lee about it and nothing happened, we finally called the police ourselves. After the homeless people were removed, the back stairwell was littered with crazy glue bottles, cigarette butts, and tons of other kinds of trash. The best part, if your circuit breakers go out (which happened to us every time we had on our two AC units and either of our computers) you have to walk down the unlit dirty staircase to the unlit basement (with a flashlight) and try to figure out which breaker to flip from the wall of uncovered, unlabelled switches. They were usually polite to us when we would call, but the two maintenance guys they employ for all their properties could not handle the work load. Every time we encountered them they seemed extremely stressed out and did not seem to know what was going on or where they were. I know that they are close to campus, but they are some of the worst slum lords in the city (better than Pollard and Bagby but worse than Dickinson). Find another option unless you want a year of frustration.

Honestly, if I could choose to give zero stars, I would. First of all, the apartment was in terrible condition when I moved in. It wasn't even cleaned, there were broken appliances, major water damage, and other problems. Also, there was this insect infestation, I'm talking bugs everywhere. It was absolutely disgusting. They take FOREVER and a day to respond to maintenance calls, and when they do respond, their service is grossly incompetent. I'm glad to be getting out of this apartment, and I really think that you would probably be happier living somewhere else.

Virginia Lee Properties management goes the extra step to insure their tenants are kept as safe as possible by contracting with Capital Investigations which provides (among other things) armed security patrols for most of Virginia Lee's properties in the Fan area. The security patrol officers have full arrest authority as decribed in the state code of Virginia and is also on-call to the tenants during nightly patrol hours. Most of what the patrol does is check for trespassers, report on burned out building lights inside & out, report excess amount of trash accumilation inside and outside of building. Just the visible presents of a patrol car and a security officer actively checking the buildings is a deterrent to many a would-be criminal, it also gives the tenants (and the parents of its college age kids living their peace-of-mind) an extra level of security and increases the quality of living to one degree or another. When choosing an apartment community to move into in Richmond's Fan area (where anything can happen at anytime both good & bad) a building that has an active security patrol could very well be the deal breaker and ups the anty for those apartment communities who don't have it.

The reason I am reccomending them is because they are not rude, generally stay out of your way. We are renting an apartment near the VCU campus for my daughter. We have needed to request maintenance visits several times, and they have always been very prompt in responding and thorough in taking care of problems.

Immediately upon moving into my apartment I had a highly negative opinion. None of the things they promised to do were done, most of the outlets didn't work, the stove didn't work, the apartment was filthy and there was an insect problem. It took them two weeks to even respond to me(when I threatened to already escrow my payment). Still, almost none of these things have been done. The location is nice, but paying 600 dollars a month for a dump isn't worth it. I highly recommend avoiding them. Total slumlords.

My experience with Virginia Lee is satisfiable. The apartment is bright and spacial, the contract is complete and honest, and I get my deposit fully refunded within one week, good recommendation.
