I bought a Brookfield Home in Virginia and my experience is a complete opposite to what I've read so far. I purchased north of Winchester in their new Stephenson neighborhood. The sales manager Peter and his associate Rosie are great. The construction manager Robert was also a great help. Maybe I got lucky. I've been in my Brookfield Home for a year this month and outside of the usual settling, I've not noticed any major issues with the home. The staff I dealt with were responsive and eager to help. It was a great relief because I've heard of nightmares other homeowners have faced.

This past summer, I purchased a home in Brookfield's Saranac Community. I would take the decision back in a SECOND because of their Sales Manager who can be best described as a liar and a bully. I cannot say enough how unprofessional this individual is, and how poorly he handled each and every situation during the approximately one year I've had the displeasure of knowing him.

On the day we signed the contract, we were excited to buy our home and showed willingness to cooperate throughout the entire process. However, all of it was spoiled due to this person's inability to do their job and lack of any form of customer services skills. A few things on a long list of incompetence includes emails which were extremely rude and unclear (i.e. one-worded answers pasted within our original emails), as well as being demanding when it wasn't his position to do so. When he addressed a concern or complaint, it was to cover himself but not the issue.

This guy is everything you don't want in a new home construction sales professional. If you DO want a courteous, honest and overall pleasant experience, DO NOT buy Brookfield - Saranac.

The entire construction process seemed unsupervised in regard to getting things right as opposed to fixing mistakes. The utility room was built with 22" passageway which removed use of considerable storage space from our home. The workers used basement sump-pump reservoir as a urinal. The workers left urine-filled drink containers in yard. The workers left cigarette and cigar butts on floors during construction. I started making garbage pick-up visits since none was being overseen by supervisor. Sod was planted over gravel (not aggregate, washed gravel). Roof cover material was damaged and had to be replaced prior to shingling. Discarded roof material was left on ground and sod was planted on top of it.

The house is only one year old and drywall tape is showing poor work by coming away on ceiling joints, wall joints and corner joints. concrete is crumbling on walkways and on foundation. Trim on garage doors is warping due to not being anchored to anything. During construction on the lot next to us, the cable/internet line (on our property) was cut. The Brookfield customer service representative said it was due to not being buried deep enough by cable vendor, rather than apologizing for inadvertent digging on OUR property. Do NOT buy from this company. The work was haphazard. Any concerns were ignored, and denial of responsibility seems to be their approach to customer service. I can think of no redeeming qualities in the construction of our home. Never again will we consider or recommend Brookfield Homes Washington as anything but a company to stay away from.

We purchased our first Brookfield home in California. Wonderful! Upon moving to the DC area we were thrilled to find that the Saranac developement was also a Brookfield project. What a letdown. We were the only house under construction at

We just occupied our home in Gainesville 3 weeks ago. They still have failed to fix a lot of items found in the pre-closing inspection, and as noted in the previous review - often their attempts at fixing things makes things worse than before.

A sample of the problems we are having:

1. The railing on the porch was very crooked (at about 10 degree angle to the pavement). First time they fixed it, made it about a 5 degree angle. Second time, still not perfect, and what's more can see where it used to be in the pavement and attached to porch column the first two times!

2. Hardwood floor in kitchen had big scrapes in it which they claim was a result of installing the dishwasher. They tried to hide the scrapes before the pre-closing walk through by staining them to match the hardwood color! You can still see these scrapes as the surface is uneven - and it affects 15 boards! They now claim that replacing those 15 boards won't be easy, and the won't match the rest of the hardwood floor. That's too bad - it is their fault and they ought to replace the entire hardwood floor if necessary. They scratched the floor installing the kitchen appliances!

3. Several interior doors were hung crooked. When they straightened them out - the door hinges now have marks where they used to be in the wall - and in one case they left all kinds of pieces of wood sticking out around the now moved door hinge!

4. All windows had cracks in all 4 corners of the area around the window. They patched these, but now the cracks are forming again. It tells me they did something wrong with the windows and we probably are going to have this problem continually. Will report it at the 45 day point but I'm not optimistic about them fixing it right.

5. Crack in granite countertop in corner of cooktop. They tried to hide this by putting an extra large glob of caulking in that corner - it looks ugly and you can tell there is a piece of granite missing in that corner. They chipped out a piece of granite when they installed the cooktop. It's not my fault if they have to replace the entire piece of granite to fix this.

More problems than just these - but those are the top 5!

We spent almost $1 million to get a home full of problems. We have occupied the home over 6 months and STILL haven't completed the pre-close items. And, the repairs that are made are terrible - and often worse than the original problem.

PROS: design and lot
CONS: construction, customer service, quality assurance
