Had our home built (North of Deer Park) out of the Spokane Office. Had a great experience and an awesome home for the money. our utilities bills have been cut in half. Would absolutely recommend them as a builder

I see everyone had mixed opinions about their build. i have to say my wife and i had a great experience. the project manager Robert in Spokane was awesome! He had only been with Reality for a year but really had control of his subs and everything went like clock work (mostly :) Make sure you are aware of the home owner responsibilities before you build. Ryan at the model home makes sure you are aware of what you need to provide. I can see by other posts that some home owners were not aware of their responsibilities, which i can understand the frustration if you were not told you needed to do this and this etc. to sum it up Reality built us a great home and would recommend them.

What everyone is saying pretty much sums up the companys business ethics. What ever you do , do not sign a non discloser aggrement, This will enable you to be able to tell your story. Go and picket in front of their business if you have to if thats what it takes to get your message accross to them that what they are doing is wrong . Hold them accountable. I gave them the chance to do the right thing in fixing the mistakes on our home they just could not do it the way it should have been done. My nightmare will never end with them, my health is ruined for the rest of my life. Do not build with them the stakes are to high.

We had a home built by the Reality Homes in Spokane, Wa. The price was right but my wife and I had to make many, many calls to keep the construction process going. We did get a verbal quote on extra concrete that turned out to be a few thousand dollars inaccurate. During construction the building inspector would not sign off on the trusses because they had installed the wrong ones. Cracks formed in my ceiling and I am still trying to get them to honor it to be fixed. My advice is if you use them, get everything in writing and DON'T let them have you wait until the end of your warranty to fix "all the things at one time." The slab in the garage is also cracked after 10 months on both corners. no rebar or mesh was used. The good part is being a new home it has excellent insulation.

My advice for anyone seeking to enter into a business relationship is have your lawyer check the contract out thoroughly before signing.

My husband and I did not do this and it ended up costing us a PILE of money (over 33% more than they predicited to build our house). Moreover, they nickeled and dimed us on every aspect where the price is not fixed ... the concrete, the pony wall, etc.

The ONLY saving item for us was that my Father is a civil/structural engineer and has been the expert witness for many, many construction cases in litigation. Moreover, he provided for us the civil and structural drawings to allow their house to be placed upon our lot.

Reality sells you plans that sit on a flat lot. If you have any kind of lot with any kind of slope, beware.

With my father's help, engineering, and foresight, we were able to generate a set of plans that were approved. Moreover, he helped us set up a paper trail that caught the attention of the owners at Reality. My husband and I went up to the sight everyday and filled out Construction Site Forms -- Date, Weather, # of items on sight, # of workers on sight, etc. We also took copious pictures everyday. Initially, we e-mailed the construction documentation to Reality along with photos until they called us and told us to stop sending them e-mails. However, they got the message. Suddenly contracters were coming on sight, suddenly work was getting done.

At the end of the day they overcharged us for pony wall. Beware, because in their contract documents they want you to sign that you will pay them out even if the job is not complete.

The main concern I have for others who enter into a business relationship with reality is that they wait until you have invested time, big dollars, and been set up with a construction loan. Then they drag their feet as much as they can to rachet up the costs to you, the owner.

Under their carefully worded contract, you, the Owner, are left with every single bill. You carry all the responsibility and they have all the outs.

I do not recommend Reality Homes as a builder. Your dream home should not cost you your dream.

Sincerely,
T.

We had a home built with Reallity in the Tri-Cities area. We dealt with the Kennewick sales office which was a very good experience. Our hold up on building was with the bank it took about five months to secure the construction loan, with which reallity was very helpful with supplying the proper documents. During this time Reallity would call and check on the status of the loan to see if we were ready to go yet.

Once the financing was in place we signed papers on Dec. 23, 2009 and started groundwork on Jan. 13, 2010. Foundation and framing went fast. Most of the Subs came out of Spokane got to meet everybody that worked on the project and they were very friendly. The job supervisor could be a little gruff sometimes but was very knowledgable in his field and kept every aspect of the job moving along. There were some weeks where maybe only one small job got completed but the next week a couple of big portions would get completed.

As for the finish time frame we moved in the house on May 20th when we finally passed the final inspection. It took three inspections the first I knew we wouldn't pass due to things on my end but there were other issues reallity got on right away. The second time all was good except the electrical which I thought could have been my elctrical that I pulled permits for but the electrical contractor failed to call for the final electrical on there permit. Once they did we were in, and they got it done the next day.

So far warrnty items have been quickly taken care of just by calling in filling out a claim and e-mailing it in to the office. But we haven't had any major problems so far.

So over all it was a good experience in my opinion.

We are looking at using Reality Homes in Spokane, all of the negative posts are from Tacoma. I was wondering if anyone has had a home built in this area and what the experience was in Spokane since we would have different subs, contractors and general managers.

Would NOT recommend! They give you the run around on everything, The branch Manager/owner is very rude and unprofessional. We had a meeting with him when we had problems with our home being built. Not only were they months behind in finishing it, my husband had to finish it for it to pass the inspection when they couldnt pass the first two times!!! Not very well built homes, they cut corners and don't stand behind their work. Very disapointing experience.

Buyer beware! I have built 2 homes with Reality and both were nightmares. Couldnt keep on schedule, subs didnt show up, superintendent not knowledgable, I could go on and on. They ended up costing me alot of money and caused me to miss the top of the market because of their ineptitude. I would give them 0 stars if that was possible. All they want is your money! They look for reasons to upcharge you as the project goes along.

We are just a few weeks from moving into our Reality Home and I'm pleased to say it's been a good process. If you understand their business model where Realty provides a limited number of straightforward home plans, gets volume discounts on materials from their purchasing power, and hires subs to do the building then you get the idea on how this business operates. It's a good concept where everyone comes out ahead. You cannot build a home with subs for their prices on your own, You also cannot find a custom builder to do this. You do have to be involved in the process, obtaining permits, utilities hook-ups, hauling away framing debris, minor clean-up, driveways, walksways, porches/decks, and all painting. That's one way to save you $$. Our subs have been great. Quality of construction is good, typical of most sub-division homes. Reality staff have been 100% excellent. Their supervisors check the site for quality of work, inspections being completed, etc. I have no reason to complain and I'm not an easy to please person when it comes to customer service or consumer issues.
Don't hesitate to use Reality. If they had issues in the past they are a much better company now.

I read the King 5 Blog entirely before I decided to go with reality. Today my wife and I are very happy with our home and our experience with Reality. We were very involved with the process. You have to be very aware of scheduling and be sure as homeowner you do your part as agreed. If not the schedule is adjusted. Remember they have a business with many customers. Keep in mind, every unhappy customer will tell 10 people. Every happy customer will tell much fewer. (you only hear about the bad ones). I took a lot of pictures as it was built. We got a great home for the money. I may do it again, soon.

My wife and recently signed a contract with Reality Homes to build our costum home. At the begining it was very impressive with the sales staff in Oregon (Woodburn). But after being told that I could install certain items (such as a furnace because of a family business), and signing, it has been down hill ever since.

I have had to contact the corprate office in Washington every other day. Advise: if you have a problem, don't wait for them. Call them everyday so something will get done. We were suppose to break ground a month ago, but instead I'm paying interest on my loan when nothing is getting done.

I've read in a recent reveiw about someone's plans not being correct. Reality does not have an architect, or actual draft person. They have someone they call a designer, who does not know anything about what a house plan should look like. I have gone through four sets of plans and they are still wrong. I'm hoping when construction begins everything will be a lot smoother, but i'm not counting on it.

Reality is a great company if you don't want any part of building your house.

Lastly, Reality is a growing company but are still running at an individual pase. Meaning that if you need an answer, you will have to go through four people, but one person makes all the desicions for the company, but he is usually in a meeting.

Reality Homes builds a good home! However, you have to be prepared to deal with extremely poor customer service. After you sign the contract and commit your funds, forget about being served
with respect. I have felt throughout this process as if they were doing me a favor. When I complained, I was told repeatedly we are a volume builder. If you decide to let them build your home be prepared to 1: pick up thousand of pounds of debris 2: do your own caulking 3: be charged excessive fees for minor additions 4: have multiple general managers, they change often 5: do your own repairs if you want them done correctly. 6: Have enough time in your work schedule to constantly deal with their issues. I am fortunate enough to have a spouse

Our home will be completed in several weeks. I can not wait to be done with REALITY HOMES.

Before deciding to build a home I did all the research and visited numerous places, got quotes and went through the normal process of finding home builders. I wasn't particularly impressed by any of them, and then I found Reality Home Builders. Courteous and professional, they made me feel completely at ease and went over what I wanted, explained what it would involve and what they would do. The quote I got was just right and at the lower end of my budget, and so far things have run smoothly and they're right on schedule. I would highly recommend Reality Homes to anyone looking for home builders in this area.

WE are currently having a home built by Reality Homes in Oregon. I truly must say in the beginning when we first stopped at Reality Homes we were truly impressed with the home concept. So with Adair out the window we went with Reality Homes. So now the nightmare begins. We were first told that we had 90 days to get our site ready for building and that the plans would take 2 weeks to get to us. So after we had signed a Reality Homes contract 3 different times, we should of known something was wrong. Well, it took 5 weeks to get our plans and they were incorrect. Than we got a letter from them saying well you have 45 days not 90 days to get site prepared. From the time we got the plans in Dec, they wouldn't cooperate with the county in correcting the plans, so 4 months later in April we finally got an approved permit. Foundation was poured in Late April. The floor trusses were put in 3 weeks after that, and incorrectly placed, uneven. The framing was done in June, tons of problems with that. Plumbing folks are incompetent, cutting holes in floor Joyce's, breaking our bath tubs. Tearing out studs, tearing out windows. The superintendent will not call us back, corporate are idiots. Poor customer service check the BBB. It is July 11, and we are most likely 3 months out from even thinking about moving in. Did I mention they installed broken siding, improper vapor barriers, poor flooring, incompetent sales people on upgrades, can't figure out how to put heating upstairs. If you want these folks to build you a house e-mail me and I will show you pictures why not to have them as your builder.

PROS: stock for Tylenol goes up for all the headaches you will have with Reality
CONS: Poor customer service, poor sub-contractors,Incompetency

Reality Homes built our dream home. The cost ran about $50 per square foot and the financing did not require any money down (though we did have to buy the land). These are the good things.

The problems: We dealt with a lot of headaches in the building process--incompetent management and subs who didn't show up for days/weeks at a time. Reality promises a 150-day turnaround but our house took an excess of over a month. My husband has a background in construction and he stopped by the site after work every day, so he was able to find issues at the right time for fixing. Most issues were fixed; some he had to fix himself.

If you are looking at Reality Homes, make sure you or your partner has a construction background, and then proceed with caution.
