I lived in this complex for 4 years. No matter what kind of a teaser lease they initially give you, they will raise it by $100 to $150 every time your lease runns out - no exceptions! \n\nSo after being a good tenant for 4 years it came time to move out. I scrubbed the apartment the entire last day of my lease. As a thank you I received a $500 move out bill. The carpet was not new when I moved in and I lived there 4 years and they still charged me with the costs to replace it - if such a long time does not qualify as regular wear then what does. Despite leaving a spotless apartment, they also charged me $150 cleaning fee (apparently for floors that were dirty, but were actually mopped clean the day before!).\n\nWithout realizing it I moved to another HSC property (HSC is the company that manages both properties) called ""Resort at Forbes Creek"". Not willing to pay the $500 move out fee, they threatened me to send a collection agency after me, to throw me out of the apartment that I stay at, to overwhelm me with lawyers and legal fees should I dare to challenge them in court. \n\nBasically, they were as aggressive and scrupulous as one can imagine - and that is the treatment I got being a tenant for 4 years (and 1 more now at Forbes Creek)!\n\nBe smart and find a property that truly cares about their tenants, and is not solely out to rip them off every chance they get!\n\nI deeply regret I ever moved in this and the ""Resort at Forbes Creek"" apartment. It was expensive, dusty, and loud (road/car noise and subwoofer of neighbor at 1am!).\n\nP.S. in their rent agreement at page 4 section 20 it states that should you dare to challenge them in court regarding anything and they can prove you even only $1 in fault, then you have to pay for their lawyers - SIMPLY OUTRAGEOUS!!!\n
