I lived at Sammamish Ridge Apartments for a year and half without complaint. However when I moved out I discovered how absolutely stifling their rental agreement is. I've found myself in a position where I have hire a real estate lawyer to battle my way out. DO NOT MOVE HERE! There are far better options that won't try to bleed you for everything they can from you when you leave.

I moved out three months ago into a home I purchased expecting to be able to a) break my lease or b) find someone to sublease my space to or lastly c) find someone to sign a new lease for my space

Both breaking my lease and subletting were not options as part of the rental agreement and so I was forced to find someone to sign a new lease on my own. Two months later I had found no one wanting to sign a lease there and I decided to ride the rest of the lease out and try and get my security deposit back. At this point I had lost 3 months worth of rent on top of my mortgage.

Then I found out that when my water heater broke as I was moving out that Sammamish Ridge corporate headquarters was going to try and charge me for half of the cost of the repairs to the apartment beneath mine ($2350). I know that neither my roommate or I broke the water heater and there was no negligence on our part yet I was held responsible in my eyes. Corporate headquarters felt that since I did not report a leak to them so they could fix it that I was responsible. This was the point which I needed to hire an attorney after three months of headache dealing with the place.

Now today I find out that I am rent responsible for another month because my 20-day notice for leaving the apartment is 2 days late. I have not lived there for 3 months now...

All decisions are made on a corporate level and there is no remorse for any of their tenants. There are so many options for living and in better spaces in Redmond I highly recommend that you stay away.

I have lived hear for going on three years! Even though the management is a little crass, once you get past that, the place is great! The places are huge 2 bedroom two bath over 1050 sq. feet. Full size washer and dryer. A place for the kids to play outside, workout room, and swimming pool!
My top floor view allows me to see all the way down the Redmond / Woodinville valley.
Don't forget those of you who have kids...there is only one entrance and security patrol at night. So the whole safety thing is definitely covered.
The maintenance crew is the most helpful and nicest group of people you will ever meet. The place is a little older which explains the large apartments and the terrific flora. The crew keeps it clean and organized.

Oh yea, they will barter the price. Use my name as a reference and you may be able to get a top floor 2 bed/bath apartment for $825-850. Normally they can get over a thousand for one of these!

PROS: Space and decent rent.
CONS: Steep driveway and speed bumps...although it keeps out most solicitors.

Sammamish Ridge Apartments is the BEST place to live in Redmond, especially if you're a DigiPen student! From the first day I moved into the apartment, the property manager helped me himself to move in my stuff because the truck could not park near the apartment. It's very rare to actually get assistance from the property manager himself and from that day on, I only have great things to say about the management and staff. My apartment was a brand new 2 bed/2 bath that was quiet and I never had any problems with it the entire year I lived there. The management staff helped me so much and they really do try to help DigiPen students as much as possible and really enjoy us renting from them. Absolutely, hands down, Sammamish Ridge Apartments is the best place to live in Redmond!!

Pan Pacific Properties is clearly a business (only out there for themselves)....it is made up of many properties throughout Washington as well as a couple of other states. They (PPP Owners) are not supportive of their management team, they will of course act like they are, but will lay you off without cause (at the drop of a dime). My suggestion is.....NEVER feel that you have job security. The owner is ONLY into this for himself. He will bow down with his tail between his legs to other owners because he is clearly afraid to upset his "business partner". I worked for PPP for quite some time and was thrown out on my butt with a one day notice....professional huh?! I understand this is a business, but I don't understand how they can lie to your face and then act like they care...give me a break! The property manager and office staff is wonderful. The property manager is the only reason to remain at PPP, but I truly feel the owner is unappreciative and disrespectful to her as well. She is the best thing at PPP, I can not say enough good things about her, it was an honor working with her, and I miss her as a boss:( I do have to say I was told when I first started at PPP (by another manager), to watch out for myself. That PPP Will turn on you before you could even blink, and with no real reason (it happened to her, other employees, and myself). My experience is....they will "use then lose you". All I'm saying is if you have direct contact with the owner (PPP)...NEVER feel like you are secure with your job. Also, expect a fight if you try to claim unemployment, they will try their hardest to prevent you from collecting. I was lucky, it was not challenged for me...but saw it challenged for others. I am by no means not saying don't work for PPP, I am suggesting that you try to not work a property that is owned by the PPP owners, they seem to get intimidated easily by other owners. My experience with other owners was professional, all managers of the Washington properties are really nice, good to work with. All in all....don't expect job security, and good luck!!

What is going on here? Things are changing and not for the best. Office staff is incompetent. No one seems to know anything. I dare you to ask the guy in the office a question (don't expect a answer just a blank look). I have had the pleasure (not) of talking with office staff a couple of times. That seems to have just changed to there are different people working there with in the last month or so, another bad change. The person I see, maintnance I think is not someone I would leave alone with my girlfriend. He looks homeless. I find that noise is a big problem here. I can hear the people upstairs, alot. I am waiting for my lease to be over because I will move as soon as it s up, which is not soon enough.

The practices here of apartment maintainance are poor and non-timely. If you have a problem they will be the last ones to help. Just try and call the office during buisness hours. The staff was less than cordial ? they were great until I signed the lease; I saw large rodents on the premises occasionally ? never in my unit, that would have been a lease breaker; maintenance was very slow to respond; issues with the very steep hill at the entrance, especially during winter; I had major issues with receiving packages delivered to the rental office; but my biggest issue was with their lack of noise control, I mean I could hear everything that my neighbors were doing, no peace at all. Another thing I remember is frequent power interruptions; they were not always in conjunction with weather conditions.

So, if you like quiet sometimes, things fixed in a timely manner, consistent power, receiving your packages, and a rodent free environment, then just keep on looking because Sammamish Ridge is not for you.

I've not had any problems with noise. I used to rent next door at ShadowBrooke and compared to that place, this is a convent. I have had a vehicle broken into here but there are police who live here so that's a bit of a deterrant.

The management staff is decidedly young and I'm not sure exactly what the qualification process is. They're no better or worse than others I've dealt with - although things like the late rent policy (must be in by midnight on the 4th or certified check?!?) is definitely harsh. I think some of the policies may speak to the level of resident they've historically had here and perhaps the new, raised rent (20+ percent in one year is outrageous!!!) may change that.

Frankly, when my lease is up I'll have another place already set to move to. Location or not, I can get better (newer, cleaner and just as convenient) for my money.

After all those who follow the rules here don'r count.. but on an up note, if you are a grungy tattooed thug, this is your apartment complex!

The main manager almost intimidate you while talking, never return any of your calls and do not answer any questions properly. In all its a total pain to talk to them. And apartments are of course old, that's why cheap I think, floor board creek when we walk. Other than that, I find the apartment nice, good light, quite spacious, good location.

Been here for a year now and just signed a new lease. Had some problems with a 10 year old with ADD living upstairs, but when you tell management about a problem, they get on it. No fake stuff, they're pretty honest. Only downfall would be the driveway, scared the heck outta me the first time we came down, but you get used to it. Parking is average. Great remodeled cabana and pool. And they've got two kinds of apartments to choose from - remodeled (about $200/month extra) which is REALLY nice, and old-school style (but with newer appliances) for the budget-conscious.
