The apartments look great, but I could hear our neighbor snoring every night. Every conversation, dog barking, couples fighting, and person snoring can be heard through the walls. The neighbors are all loud, and the management doesn??t care to fix anything. Our hot water heater went out 4 times in one week, because instead of figuring out the problem they kept throwing spare parts at it until something ??took.? In addition to this, the already high rent has a 15% price spike every year.
The cherry on top? We moved out July 31st and they reported us to a debt collection agency (August 13th): after 14 days!!! We??ve never missed rent, or paid late, or given then any reason to report us. Normally, debt collectors report you immediately to your credit bureau and it goes onto your rental history. Luckily this agency doesn??t report it to our credit history or rental history because they told us that:

Holland Residential (Overlook??s rental agency) has a history of reporting tenants abnormally fast.

My husband and I are appalled. We??re paying $140 in cleaning fees, even after meticulously cleaning the apartment all day. We could not be happier to be moving out! Whatever you do, do not live there. Yes, the location is great, but it is not worth it. There are lots of other apartments close by, choose any ?? they??ll be better than the Overlook at Lakemont!

Im a current resident at this horrible property that wants to warn anyone thats thinking of renting here to look elsewhere. I moved from out of state, so I had to rent sight unseen. This has turned into a very regrettable and expensive mistake.\nI let the onsite management team know on the second day that the unit I rented wasnt going to work. I made the mistake of renting a 3rd floor apartment in a 4 story building. The apartments were built in 1992 and have paper thin floors and walls. The property as a whole is very run down and dated, but it was the noise level of the residents above me that was the deal breaker. \nThe manager refused to move meit was too much work and not their policy. She said she would contact the residents above me. After a week, there was no change in the noise level, so I again asked to be moved. They eventually agreed after daily requests.\nHeres where it gets expensive. Even though Id only been in the original apartment for two weeks, I lost all my refundable deposits ($500+). I was also required to put down another $500+ in refundable deposits, which I again expect to lose when my lease is up. \nI rented on the cheap and now Im paying the price. Dont make the same mistakelook elsewhere!\n

They are liars with a single motive...greed. It's the worst rental experience I've ever had. Actually, I've only had good experiences before this, and I move frequently. I'm just an easy, ideal tenant. \n\nFirst of all they often do a switch & bait, show you one apartment, say you can't see the inside of the apartment that's available and then when you move in, you find it there's no bathroom sink & counters, or no kitchen cabinets, or the color scheme is different, or your place is smaller. If they do that to you, and you get a lawyer, (or just threaten them with a lawyer), you can move out without paying a lease breaking fee.\n\nSecond, they won't fix things that are wrong and big things can be wrong, like no hot water and then they argue with you about how it's hot enough, ha, ha. \n\nAnd third, when you move out, they send move-out charges out for collections. I've never had a single more out charge in my life, and they said I wouldn't have any here, and wouldn't even give me a walk-through for that reason (""We know you. And we did a prelim walk through. You'll get your deposit back. There's no reason to do another walk-through.""). I was stunned when collectoins called! \n\nSo here is my advice:\n\nIf you're moving in, make sure you fill out the move-in sheet. They'll intimidate you into doing it fast, but take your time and put everything! (Note: They've really got it worked out how to cheat you as much as possible. My new apartment gave me 10 days to fill out the move-in sheet.)\n\nNext, make them fix things that are wrong. Keep calling and don't be intimidated. It's your right to have things working properly. And if they say they can't fix it, get it in writing, because they will still charge you to fix it after you move out! \n\nThird, collectoins has to send you the bills and they have to be tied to your apartment. If a date or apartment is wrong, you don't owe, so request the bills. Forth, consider not paying them anyway. \n\nAlso, you could take them to small claims court for the rest of your deposit back. We need to take this to the DA's office or get Jesse to do an expose or something. We need to stop them from lying about move out charges and being able to put it on your credit report when you don't pay. ""All evil needs to thrive is 100 people who do nothing.""

They may rent you a unit with a washer full of mold that you will have to cure with lemon juice yourself, even after complaining. They will definitely not make sure your appliances work well or are energy efficient, especially the heaters which cost a fortune in the winter because of the horribly insulated units. There are no sidewalks and people drive like crazy so going anywhere on foot is a hazard. They will not be available at the office, close early, or not have anyone to help you, all the time without any good reason. They will not hire contractors that will do good work, so your unit will be full of aesthetic problems. They will not cleanup trash left by other tenants that moved out in the trees, for months. They will not deal with the ice or snow problems in a responsible way, even if it prevents you from leaving your home for weeks and even if they post ""policies"" that say they will. They will say they will shovel your garage out after the parking lot scraping pushes 3 feet of snow up in front of it, but won't (and then you may have to spend two hours using an ice cooler to do it yourself). They will not put up any indication that a hill is covered in ice and cannot be navigated well, even though you can't see it around a blind corner. In fact, they will stand at the top of the hill and not even motion for you to stop as you drive towards an accident that you can't see. They will definitely not do anything about the thousands of dollars of damage done to your car after another tenant comes down the hill and smashes into it, even if they could have prevented it form happening. When the heater is malfunctioning in you infant sons room causing the wall to become extremely hot, the will come and look at it and tell you nothing is wrong and that it's normal. They might eventually come fix it after you complain several times and the wall starts to turn black because of the faulty thermostat.

The Overlook at Lakemont is a Great place to live! My boyfriend and I moved into there November of 2008, and already extended our lease with our great deal we have. It is a beautiful place in an amazing area. The landscaping is kept up every week and the management is nice. I would recommend this place to anyone who is searching for a relaxing place to live. It feels like home. The newly renovated fitness center and two pools are a plus too! ***** 5 Stars!

I read the reviews before however I thought to myself, it can't be that bad. Well, it is.
The staff do not know what they are doing most of the time. They are rude and very unprofessional. You will have to remind them 10+ times otherwise it will never be done. We had a problem in our master bathroom, leaking from above. We told them as soon as we saw the problem. After weeks and weeks of calling and nothing done. One day I was in the shower and the ceiling started to fall on me. Bits of paint and whatever. That caught their attention, but it still took them a few weeks to finally see what the problem was. We asked to move out, as we were so tired of people coming in and out as they pleased to try to fix the problem. We were not offered any help during the moving process what so ever. The walls are so thin that you can literally hear your neighbors most personal moments. By that I mean visits to the bathroom, bedroom moments, conversations, snoring. Comparing this place to other places (same cost), let's just say this is not worth your money. This place is a dump, and seems to only be going down hill. I would never recommend this place. Before I forget, I must also mention a fridge that did not keep our food cold, a stinky old dishwasher that we finally got replaced, lamp in the kitchen was loose and fell on me. It's a wonder that people still move into this complex after all the bad reviews.

They charged me more than $1200 damage to the apartment when I moved out even tho we had paid a $200 pet fee when we moved in. We had one small cat, who had only one hairball, but apparently that was enough for them to replace the entire carpet. They also said there was other damage but our cat has never had any accidents ever. I asked them to send pictures of the damages to my new address but they never did. The key point here is that moving in is made easy, but moving out can be very expensive.\r\n\r\nIn other states any cleaning required is taken out of a security deposit and I usually got most of it back. Here it seems they can charge whatever they want when you leave. And they will.\r\n\r\n2. The apartment area is quite beautiful in summer but winter is another matter. There is a long slope from the apartment to the bottom of Lakemont. When it ices over it is treacherous. If you live there get studded tires. \r\n\r\n3. Staff is not around when you need them the most. My wife needed to get into the apartment, but did not have her key, when I wasn't at home. This was during a Seattle snowstorm that shut down most everything.\r\nShe called security but they said they couldn't let her in as they didn't have keys. The next day the staff didn't come in, apparently it was too dangerous for them.

As if that is not enough to deter, walls/floors are paper thin so noise pollution is a constant annoyance for anyone that appreciates peace and quiet. You had better pray you have considerate neighbors. The rent is very high for the low level of service and high level of hassles one received for living here. If I could afford to buy a home in this area, I'd be long gone from this place.

I have just moved into this apartment complex 2 weeks ago and have not been at all impressed. In the two weeks that I have been here the roof leaked and the kitchen sink wouldn't drain and the dishwasher has broken. The staff here at Overlook at Lakemont isn't at all concerned about fixing the problems. The maintenance staff stopped by when the roof leaked but didn't fix it for over 24 hours-I had to move my computer for several days and put a bucket in its place. They also waited over a day to come by and fix the kitchen sink, but by that time I had gotten tired of stagnant water in my kitchen and fixed it myself. They haven't yet fixed my dishwasher though they have a new one on-site and ready to be put in after several days of waiting but they aren't going to get around to it for a few more days because they say their overloaded with leaking roofs. They give alot of excuses but I have yet to see any results. Needless to say I wouldn't recommend this place to anyone. Not only does the staff need replaced with competent people but the buildings need an overhaul. Maybe if they were as concerned with the staff and structure of the complex instead of just the aesthetics this might be a place that would be worth moving into. However, there are too many other places to live where these problems won't have to be dealt with.

When I moved there 7 years ago, it was an impressive place to live. It sits on the top of Cougar Mountain and is surrounded by forest, views of the mountains and lake. In recent years they went through several management companies, each trying to improve the property, but not completing any of the work. Some of the buildings have new patios or paint others don't. They have a beautiful pool area by the work-out area, but the place looks run down and out of touch with what needs to be addressed. Overpriced and not worth the lack of quality management.
