I live at Lock,Vista and I enjoy it so very much. They have a fun and caring staff. The maintenance team are on top of things. The office staff are very professional and go above and beyond to keep everyone happy. A strong sense of community. The air is very clean for Seattle and there are nice breezes with large windows. Great restaurants and the QFC is a short walk away. The Locks across the street have a beautiful botanical garden. Ray' Boathouse and Anthony's Home Port are also within walking distance, as well as Aveda's Habitude Salon. There is a pea patch and a swimming pool, too. There are wooden floors in the apartments and that can create some noise... that is to be expected for buildings with wooden floors. The walls between the apartments are thick and I never hear my next door neighbors. The hallways are carpeted and that helps a lot. It is a dog friendly building and most dog owners are very conscientious. The office staff strives to resolve any issues in a caring, constructive manner. There is new ownership and management and things are great here. I am very pleased.

Lock Vista has a few tenants with serious mental health. I cannot recommend moving there as some of these tenants proved to be very disruptive. Management was extremely hands off in solving the problems, in my opinion. I finally moved to get away from one such tenant who just could not manage his delusions and scary behavior. My move happened quickly and at great expense to me. Thankfully the police took the man's behavior seriously and he was jailed for a month. He has since been released and lives back at Lock Vista. The management chose not to evict him for his threatening behavior even though his actions were in direct violation of the lease. If you are a woman, I definitely can't recommend living here as my experience proved to be a very unsafe, disruptive and costly one.\r\n\r\nAs well, Riverstone management will gouge you if you decide to stay month-to-month once your lease is up. After your initial lease is up, they will charge a $100 rent increase plus an additional month-to-month fee of ($100), if you don't sign on for at lest 6 more months. Seriously!?\r\n\r\nI imagine the owners are intentionally unaware of the safety issues and the business practices at Lock Visa. I hope so. If they are aware of what is going on and just don't care that would be quite disappointing. The owners are highly involved in local social causes and they are huge philanthropists especially for social and environmental causes, education, and the arts. The owners are part of a very well-off Seattle family that made it's money founding a Forbes 100 company. I admire the owner's giving spirit and wish their good intentions would carry over to properly managing their apartment building. Ironically, a number of their tenants work in the arts, education, and in social causes.\r\n\r\n

I find the current managment team to be friendly and fairly responsive to tennant issues. Unfortunately, there were plenty of issues throughout the course of my lease.\r\n\r\nThe main problem was noise...and there was plenty of it.\r\n\r\nAfter talking to other tennants at the Lock Vista, I gather that the location of your apartment and the lifestyle of your neighbors is proportionate to the amount of noise you can expect.\r\n\r\nIn my case, the apartment I chose was sandwiched between 2 of the loudest people I have ever experienced in my 20 years of renting. Add to this that the apartments are VERY poorly insulated and you arrive at the likely possibilty of hearing EVERYTHING that goes down in your neighbor's apartment.\r\n\r\nI was fortunate to live above a person who got drunk and fought with his girlfriend regularly - and below another who conducted band practice on Sunday afternoons.\r\n\r\nThe walls are so poorly insulated that on a couple of occasions, the tennant above me pounded on the floor to silence the tennant below me.\r\n\r\nI imagine if you rented a corner apartment on the top floor facing away from the idling busses and roaming bands of hobos, you could do well to live at the Lock Vista.\r\n\r\nYes, you're probably more likely to find the maintenance team hanging out at the Sloop rather than repairing what needs fixing.\r\n\r\nYes, you may find that people park in the reserved space that you pay for while the management team refuses to have anyone towed.\r\n\r\nYou may even find that the intercom doesn't function for months or the elevator is regularly out of service.\r\n\r\nIf you never have guests, use the stairs regularly, don't have a car, and nothing in your apartment ever needs servicing, you're as golden as the gardens just down the road.\r\n\r\nOutside of that scenario, I would excersise caution.

Pros: Grounds are nicely maintained, friendly management

Cons: Overpriced, poorly insulated

I moved to the Lock Vista a year and a half ago- not only was the management team terrible, they lied and deceived people for months! They never responded to noise or other complaints - but the moment they could ding you for money they would. The new management isnt any better. Be careful what you sign, read everything carefully. I loved my apartment but not even that could keep me at the Lock Vista. It was by far the worst living experience I have ever had, and it was all thanks to the property management. If you are looking for somewhere to settle down, live quietly and have a nice neighborhood community, this is NOT the place for you.

wow aren't you lucky the laws changed so you could get a little old lady with major physical and mental handicaps kicked out of the home that she had lived in for 20 years. She suffered with a terrible head injury.\r\nShe was sent mixed messages like Tanya, Kari's sister smoking with her on several occasions in her apartment. She did take her habit outside and to the demise of her health. Due to all the confusion and stress she ended up having a heart attack on Thanksgiving. Maybe she would have any way but you and \r\nyour cruel self absorbed continuous harasssment put her over the edge. Did you ever talk to her and treat her like a human being or did you hide behind Kari like a coward. Her whole world was in ballard. She can't drive. She has no family. You devasted a persons life just so you wouldn't be inconvenienced. Go stand on your soap box and defend your rights to the demise of another. Get over yourself. We all have vices, I can only hope whatever yours is that it too becomes illegal and people treat you with contempt. That woman spent her Christmas on the skids, how was yours? Kari may have been in the right but it was badly handled. How a sicko like you can sleep at night is beyond me. Lock vista is full of wonderful people you're clearly not one of them. The management has come a long way but has much further to go. How is Kari supposed to do her best when she is has to cope with petty creeps like you. Get out and take your self righteous attitude with you. Lock Vista is a great a place to live. There are many wonderful and interesting people here. The management is better than most. The location can't be beat for bus commuters and walkers. My studio has a nice view.

Cons: Why don't they leave notes when they enter your apartment without your knowing

In response to what ""KnowYourProperty"" said...\r\nI guess it holds true that you can't please everybody...You are just 1 out of almost 200 renters at the Lock Vista apartments. I've been living here for 4 years (and still am), and have not experienced anything of what you're talking about. I remember when Dominion Real Estate took over this property and the policies that they changed. I also remember that there were a number of people who would not comply to the new policy...especially the smoking one. I happen to to be in an apartment above the 60 year old persom that you spoke of, and I complained to the management (that you seem to have deemed inept) about the fact that she me was smoking in their apartment and her smoke was coming into my apartment through the vents. After NUMEROUS conversations between her and Kari, she was finally evicted because she REFUSED TO COMPLY TO THE RULES. This is something that would happen in any apartment/condo building in the country.\r\nAlso, every maintenance request (these are OLD buildings...remember) that I bring to the office is also quickly and efficiently resolved.\r\nThere has been nothing done by the Management of this property that is in any way underhanded. While it may not be ""fair"" or ""nice"", everything that this management company has done has always been legal.\r\nIf you didn't get all of your security deposit back, I'm sure that there's a reasonable and legal reason for it. I suppose that the question to ask you is what kind of shape did you leave your apartment in? Was it left in the same shape as when you moved it (minus normal wear and tear)?\r\n\r\nI would recommend living at this property to anybody...and have to many people.

I lived at Lock Vista Apartments for over 7 years. \r\nThe property had the same ownership for many years until it was bought in early 2004 by DOMINION REAL ESTATE. This is when most of the property went REALLY DOWNHILL.\r\nThe number one problem is ""the management."" The onsite manager Kari Bohag, has both her sister Tanya and her father working there as well. THIS ESPECIALLY ENABLES KARI AND TANYA TO DO THEIR DIRTY WORK TOGETHER.\r\nSome of their dirty work consists of teaming up together to force a mentally and physically disabled woman of 60 yrs out of the apartment she had lived in for over 23 years. At first they befriended her, then used that avenue to set her up for eviction. She was so upset, AND SHE HAD A GUN IN HER APT., and threatened to commit suicide the day they evicted her.\r\nObserving their dirty work over several months was the most revealing of all of how cowardly and lowly they are.\r\nThen there are the never-ending problems with the hot water going down; the water being turned off completely, and the elevator being out of service. It's either every week or every month when one, or all of these is occuring. The laundry and common areas are constantly underkept and laden with trash, as well as the dumpster areas are either overflowing or on the ground because the pick up is unreliable.\r\nThere is so much more, however, the final issue is the SECURITY DEPOSIT.\r\nThe property manager, Chris McCarty is a coward who hides behind Kari and her clan.\r\nI have been a property manager myself, and am also a very clean person. However, because I moved out of state to California two months ago, they decided they could deduct $250 from my deposit with NO ITEMIZATION or EXPLANATION. I left Chris and Kari several voicemails; sent Chris a demand letter and a letter from my lawyer's office, and he NEVER RESPONDS. \r\nBe warned, no matter how pleasant this property may seem, it's the losers running the show that make it somewhere you definitely don't want to live.

Pros: The location is the number one plus. The pool and grounds are nice.
