NEVER rent here. After three months I am buying out my lease and moving. The poor communication and rudeness of the manager is unacceptable. After several mishaps in the short time I have been here, now I see why there are so many vacancies and it's nicknamed, "The Ghetto" of Sammamish as opposed to the other Sammamish and Redmond developments.

Lived here for three months; my office moved so we paid the penalty to cut down on my drive to work. We cleaned extremely well and moved out on the 2nd of the month. The entire deposit was taken citing cleaning, painting and carpet cleaning. On top of that, we were told our apartments were to be individually metered which changed a month into living there; no notice of the change just a threatening note on our door saying that we were being charged a late fee for past due utilities. Turns out that they changed the billing with PSE without notifying anyone and when we went into the office they told us the utilities were to be paid to them and were due by the 5th. Goes without saying that we had no way of knowing and also should be mentioned that we had to get a refund from PSE for the utilities we had already paid online. Getting back to the move out charges, we were billed for an entire months utilities even though we moved out on the 2nd. Lost our entire deposit.

Apartments look nice until you move in and realize how cheep everything is. Should also note that there is one trash bin for the entire place so I had to put my garbage in my trunk to drive it to the bottom of the hill.

Like the others say STAY AWAY ... FAR FAR AWAY!!!!

This place is horrible. As the other reviewer states, the staff will be very nice before signing the contract, but after, BEWARE. They do not care about the renter at all, and are consistently unpleasant in their communication. They have no concern for the fact their tenants need to work - the office hours are terrible, and they are often late for the morning ones.\n\nThey love to leave threatening and shouty notes on all of their tenants doors. When they repaved the parking lot, they neglected to inform some residents about an extra day of paving that was required, leaving several of us locked in and unable to get to work.\n\nTo top it all off, I was lied to about when I needed to turn in my notice of leaving (I was told 20 days before moveout, which I met), which ended up in paying $400 extra on the month I moved out. And then, when the bill came in for the final move out statement, they lied all up and down it to charge me additional money. \n\nI only lived there 1 year, but I spent the entire year in fear, and two months after, I'm still paying the price of living here. Just don't do it.\n\n\n

DO NOT MOVE-IN TO THE KNOLLS. The staff will be very nice before signing the contract. But once you leave there and upon departure, it is another story. The buildings are very poorly built and so they are very noisy. You can hear your neighboord walk, talk, TV, etc The management is not willing to face its responsibilities and refused a;; the time to setup face-to-face meeting when one of my neighboord complained about the noise that my 2 year old was making. But they know how to send threatening letter of eviction. The ground is rarely cleaned, often littered with garbage. Upon departure, things get worse. They wil charge you for everything and not only don t you get your deposit back but they make you pay a lot more. To replace tiles that got lose because of shaddy work and materials used, a used carpet after 3 years stayin there (and also some previous tenant after which they did not change carpet so carpet was 4 or more years old). There are many other rental opportunities and for the price (Very expensive at the Knolls), you are better off somewhere else. Customer service is a foreign word to them and they are just after your money \r\n
