This company will some day suffer the consequences of their criminal activities, but do yourself a favor and don??t be the one to have to do it. If you do deal with them, get a receipt for everything you do. Put everything in writing, and don??t let yourself be vulnerable to them. If you can??t afford to have them walk off with your deposit, then don??t give it to them.

Worst company ever! Please watch out for these guys. They are so sleazy and slow. They will waste your time and try to take your money. There are other rentals out there, you don't have to deal with their BS!

I also accepted the house because of the wonderful location but you then find that, due to their negligence, you end up with quadruple heating bills (no insulation). Frozen pipes, a multitude of electrical probs in which they won't send an electrician. Unless they are contractors, you can't rely on the workers they send. The co. consists of a inconsistent mother/daughter pair that don't care about you. Warning.Very bad company.

I have rented from them and getting calls, email or any type of replies is non exsistent. Even an acknowledgement, it is unfortunate being we love where we live and will be soon leaving unless solutions handled. Not even that my matters are more important then others, but my lord. Call the people who are paying YOUR NORDSTROMS BILL LADIES!!!!! AKA rent with your company. Prestige Rental is a huge joke. They never respond to any tenant issues and the things that need to be replaced, they simply let it go. The owner of my building was always very prompt about fixing things and since he hired them to manage, nothing has been done. I have lived in this unit for 3 years and now I am considering a move-out due to Prestige Rental mismanaged company. I have written letters, called and left messages and have heard NOTHING from Monica who is supposedly our contact person. Do not rent from these people. They are not professional.

Everything is unclear and a huge hassle, The office workers are rude and unprofessional. The apartments are not well maintained and if you have a problem, you better fix it yourself, cause they won't. They are the epitomy of a slimy rental company.

I was one of four young professionals who rented a five bedroom house through Prestige. Their management was horrible. We were paying for weekly yard maintenance, and this was only performed once. I literally fell through a ground floor deck that was rotting, and they did nothing to repair it. There was live exposed live electrical wiring outside which they refused to repair. The house turned out to be infested with silverfish.

After 6 months into our 1 year lease Prestige illegally threatened to evict us due to neighbors complaining about parking our cars on the street. Wanting to get out, we took their offer to get out of the lease. Then for the closing statement, they fraudulently charged us for things which were not damaged or were not there, and overcharged us for other things. They charged us $500 to replace an exterior lamp post that was never there (remember those exposed wires?) and $35 a hole to putty some nail holes in dry wall - holes that did not exist because the wall they were supposedly in was tiled and covered in cabinets. There was a small chip in some wooden blinds, and they wanted $300 to replace them. I found the same blinds at Home Depot for about $75.

When it was all said and done, they took the entire deposit, skipped past asking for the $5000 they wanted, and sent us directly to collections. We have had to hire a lawyer to deal with this issue. Prestige Management committed fraud, violated the Landlord-Tenant Act of Washington State, failed to perform their contractual obligations, and exhibited blatant and willful disregard for the safety of their tenants. These people belong in jail.

Horrible company. Their apartments are underserviced and they don't care about you. They'll take any chance they can to cheat you out of money. They disreguard your privacy and your right. Cheap, money hungry company. They should be put out of business.

I have been a tenant with PRM for the past year (07-08). Brandy, Monica and Amanda have been very responsive from contracting thru move out. The apartment was in immaculate condition when I arrived. Any minor issues I discovered during the course of my stay were quickly scheduled for fix. Great place, great experience, friendly people. I highly recommend them.

I was a tenant of Prestige for over a year. The staff is very unfriendly and unhelpful. When moving in they originally failed to tell us that we had to pay for the water for the Hair Salon in the out building. This took our water bill from less than $60/month when the salon was closed for remodeling to between 150-200/month. In addition, the staff will cheat you out of money when you move out, overcharge you for services, and are bad about returning your phone calls. The staff is unprofessional and BEWARE, Monica has her daughters sign her name on legal documents (such as leases)

We utilized Prestige because they sold us on their service and their long standing in West Seattle. Well, I can only say it's the worst service I've ever seen -- incompetent, unresponsive and downright rude.

We originally interviewed three management companies in West Seattle - all had similar contracts and rate structures. Looking back, we'd have selected Cayce & Gain if we knew the half of it. They were a little more expensive, but we've spent the difference five times over in phone bills, a couple airline tickets (we live out of state), and time spent.

They have not caused too many problems with our tenants (except overcharging one during a broken lease settlement), and they've collected rent effectively; virtually everything else has been a disaster. We've relied almost completely on family members and neighbors to get the real scoop on the status of our property.

We've since had a different company managing our property and they are heads and shoulders above Prestige; there's virtually no comparison.

If you're a property owner, and if you care about your property, I strongly suggest you use a different management agency.

They let me take keys to a couple of units so that I could explore and check them out. Then when I filled out the application, they helped me a long the way. Their staff was very friendly.

This company is awful!!! They didn't clearly explain anything to me when I moved in. They constantly violated my rights and illegally entered my apartment. They didn't fix anything that was broken. Not to mention the apartment was gross. They were rude to me on the phone and never called back. Nothing went smoothly when dealing with them. They are just completely awful. If your thinking about using them, think again.

I rented a very cute little house from Prestige for 3 years. Everything was explained to me in detail before I moved in with my roommate with paper work to back it all up. They were an absolute pleasure to work with. I had a list of about three things I needed done in the house before I moved in (one of which was dead-bolt locks on the door) and they were on it the same afternoon. When everyone was struggling through the intial part of the recession, Monica worked on ways to help me get my rent paid on time in full. It has been called to my attention recently that we have some negative reviews online. I would like to take some time to let everyone know how our company works and the services we provide.

Our company has been in the same location for over 50 years in the heart of West Seattle. Our goal as a company is take away the stress from owners in renting out their properties and to make sure the rules and laws of Washington State are followed. Our other goal is to try and find prospective renters a home that fits their needs. We do have a background check that everyone must pass before renting through our company. You do not need to have prefect credit but the company that we go through does have certain guide lines that need to be followed.

I have seen some comments on line regarding tenants not getting their Security Deposit returned to them upon move out. Prior to tenants moving in to any of our rentals, an inspection is completed by the Property Manager. We give tenants 10 business days to add to the inspection that we attach with their lease. Upon move out, tenants are given a guide to follow for cleaning their unit. If this is not followed and if their are damages to the unit that were not there prior to tenants moving in, nor reported to us prior to move out, these items get deducted from the Security Deposit. This money that is withheld does not go to our company nor the owner of the property. It goes to the vendors that we need to pay to get the unit back to the way it was prior to tenancy.

During this hard economical time, our company has made it a goal to work with those dealing with job loss, home foclosures and so forth. We take pride in what we do and do appologize for any discrpencies there might be. We try hard to answer any questions prospective and current tenants and might have.

I hope when looking for a property to rent or a possible company to take care of your rental home, you will take the time to get to know our staff. I feel that we try to go above and beyond most companies and have more satisfied customers then most.

The absolute worst rental mgmt company ever!
When we moved in, we had to pay up front 1st and last months rent, plus security deposit and pet deposit. We never once did a walk through in the beginning nor at the end.
Prior to us moving out, we provided the 30 days written notice. After we vacated the premises we received a deposit refund notice where they double charged us for the last months rent, and then went on to say we had to pay for a bunch of other bs and for me to contact them in 30 days to make payment arrangments. I have been calling Monica every single day actually several times per day to go over this. She refuses to take the call and called me back to tell me to stop calling her she will call me back when she is ready to go over it with me. I have still yet see any resolution to their mistake. DO NOT rent from these people. EVER! They are rude and are out to take every single penny you have.

Nothing about this place was professional and if you're considering them, steer clear, its a waste of your life and money.

Prestige Rental Management was hired to rent the house next door to me for approximately two years. It was unrented for three months, then we had three 20 year old guys who were most obnoxious. During this time, however, what was once a beautiful yard turned to solid weeds, there were blackberry vines starting to creep under the fence, the once beautiful rhododendrons had a summer with no water, and the tenents refused to take responsibility. I called, I called, I emails, I wrote a letter with photos, and received absolutely no reply from Prestige. Since I knew the owner was out of the country and couldn't keep tabs on the place, I asked Prestige to once again ensure that the property would be taken care of. They sent out someone finally three months later to cut down the weeds, but they left the parking strip. It was terrible oversight of what was once a beautiful home. After a year, the boys moved out, and two wonder women moved in and took excellent care of the property, but, they had to struggle constantly with this company for repairs after the basement flooded. As a close observer of their performance, if I ever had to put my home in the hands of a management company, it sure wouldn't be these guys. They are negligent, don't care, and are absolutely rude on the phone. Run!

Prestige Rental Management was hired to rent the house next door to me for approximately two years. It was unrented for three months, then we had three 20 year old guys who were most obnoxious. During this time, however, what was once a beautiful yard turned to solid weeds, there were blackberry vines starting to creep under the fence, the once beautiful rhododendrons had a summer with no water, and the tenents refused to take responsibility. I called, I called, I emails, I wrote a letter with photos, and received absolutely no reply from Prestige. I stayed in a hotel for about a month, looking all over for a place that I liked. I seen an ad in the Herald Newspaper for Prestige and decided to stop by. They didnt have anything for me right away, but I recieved a call from the receptionist about a week later; she found something within the gidelines I was looking for. I have also had an after hours emergancy and had to page Monica very late at night. She had the hot water tank company at my house within an hour, and during that time they directed me on how to get the water to stop gushing all over the place. The next day she had the carpet guy there to get everything dried up and cleaned. I heard that people were leaving bad comments on here from a friend so I thought I'd stop by and give my thoughts. I know that I have NEVER been treated in a rude way by anyone in the office and always reccomend people to go there to look for available rentals. The ladies in the office go above and beyond to find something that works for you... even when they only have a few places available. Highly reccomended.

We had to end up going exclusively to the owner, who ended up firing Prestige. Monica was extremely rude, one time shouting at one of my roommates on the phone when he asked her to call him back with a follow-up call and then hanging up on him.

The owner was much easier to deal with after Prestige was out of the picture, and he said they didn't call him until a month after we first had reported the plumbing issues to Prestige.

I also had a friend that was looking for a place and she went to Prestige, where they charged her the application fee then didn't call her back for two weeks while she waited, all the time telling her 'don't worry, you'll get the place', then ended up renting it out to someone else.

They are unwilling to speak to tenants in a respectable fashion and furthermore unwilling to try and work problems out like civilized people. In our case after many more than several attempts to work out a billing dispute we were left with no other choice but to take them to court. Needless to say we won in the court of law by at least 5 counts. I bet they have laundered money for years. Out of all the rental agencies I have used over the years this one is by far the worst I have ever dealt with. They should be shut down!

We contracted with Prestige to manage our West Seattle house prior to moving across the country, and it has been a complete nightmare. They are nice enough people, but their service is incomprehensibly bad. We've routinely requested additional communication and are told (when we get a response) only that for what we're paying them, we get what we get. They haven't kept up what they said they would do in terms of managing our house (tenant hasn't maintained yard, they've spent money on our behalf that we didn't approve, etc). Further, when we bring up these issues, they take no responsibility (even "okay we'll do it differently next time".)

For instance, we had an emergency at the house, were being told by our neighbors that our roof was half gone, and we couldn't even get in touch with Prestige for a week. When we did get in touch with them, they said they'd been to our house (less than a mile from their office) and other than the roof everything looked fine. That'd be accurate if it wasn't for the fence that had blown over in the front yard. Hard to believe they actually went by the house. This is one of so many examples it's hard to know what to write.

If I could give them negative stars I would. The most basic tasks seem impossible for them. It is really baffling, the level of incompetence. Given all the issues we've had with them, it's been at least double the work to have them manage our property than it would be if we managed it ourselves. You might ask, "why not fire them"- we tried. We're tied into a min. 1-year contract. We appealed to them to let us out of it after 2 months given that we were so unhappy; they refused.

If I had to pick something they're good at, they've deposited the money on time and collected rent effectively. For that we're thankful, but it's hard not to notice that they're effective at the tasks that get them paid, but everything else is secondary.

Cannot discourage this company enough.
