horrible property managers will find any way to rip you off We actually posted our own rental advertisement because they could not find renters for us they had only posted one page on craigslist. we found the renters yet had paid them $700 to advertise what a waste. we are a military family and they managed our property for 12 months we lost so much money they would charge us $400 just to go out and tighten screws on a door knob at the home for the tenants it was rediculous, Also they had a potential renter who paid deposit then backed out of the agreement the potential renter sued Kalles for his deposit and they took it out of my rent payment and kept the portion they received so we ended up having to pay for what the tenant sued Kalles for. Please do not use this company especially if you are military they will not take care of you.

I originally rented from Rent-a-home NW, a great company, but unfortunately the property was taken over by Kalles. I lived in the rental house for 3 years and took great care of the place. Upon moving out, I was informed I needed to pay to have the carpets cleaned professionally by a contractor they pre-selected. I complied, cleaned the residence, had the carpets professionally cleaned by their preferred company, cleaned up the lawn, and dropped off the keys and receipts for the carpet cleaning at their Puyallup office a day early. Two weeks later (barely in the legal window), I got my preliminary closeout statement with a small portion of a refund back. I got a huge deduction in my deposit despite my efforts. $100 for carpet cleaning, $150 for the lawn, among others. They claimed I didn't provide the carpet cleaning receipt or even the keys. I emailed it to them again, and told them the keys were turned in to the Puyallup office and when I dropped them off. They said they would refund the $100 after the final closeout. So for another 7 weeks, they held the rest of my deposit despite the fact that somone had already moved into the rental. When I finally got the final refund of $33 and some change, I was a little upset. They had not only not refunded the carpet fee, but added more to the fee. I sent my dispute, in writing, and have yet to get any resolution to this. In fact, they have been ignoring my additional inquiries. I moved out 3 months ago and am still dealing with these quite unfriendly people. I strongly recommend going elsewhere to rent, and by the looks of it, they are not the best to use as a management company either.

I sign up just to write a review on this horrible business. I just recently move out and the place look a lot better than before. When i move in all the grass is dead, i took alot of time to fertilize and now its green as ever. but when i move out they charge me $150 for mowing the lawn. WTF?? also when i move in there are nails on the wall everywhere, i noted on the contract and when move out they said i have 3 new one. I swear i didn't even bother to put a single nail in for anything because the house is full of nail already. But guess what? when i move out they charge money to pull it out and repaint it. OMG!! this is rediculous. PLEASE STAY AWAW from this place if you want to save money because they will find any reason to keep your deposit or charge you move out fees and it is THEIR WORDS AGAINST YOURS. I am sure there are alot of others who rented with this place never see thier deposits or worst paying tons of $$$ for renewing place. They dont allow you to do a final walk through when you return the house so they will try to charge you with anything.

Buyer Beware!!! Kalles Management was hired by my neighborhood HOA and my experience with them has been horrible! I am happy to have an HOA because it keeps the neigborhood looking nice, but this company takes it WAY TOO FAR. They recently told us that the shingles on our house are "slightly discolored," but couldn't point out exactly what they were talking about and we don't see any discoloration. I've heard from several neighbors that they have been extremely difficult to deal with as well. I don't feel at home in my own neighborhood. Stay away,
The property manager out of the Puyallup office has done a horrible job managing our property. I will be filing a complaint with The Attorneys General Office and with the BBB, as well as with the housing office at JBLM. I am also going to contact the National Association of Residential Property Managers because this company is ethically wrong. Their web site looks and sounds great but don't be fooled. Please stay away, they don't care about you or your property!!!!

ABSOLUTELY DO NOT use this company for property management. We were under the false assumption that the monthly management fee we paid them for multiple years would cover their written agreement to us by providing oversight on our property. We signed an agreement with Kalles to rent our home, then we moved across the country and was not able to return to check on our property but once between renters. During this time, it was VERY difficult to get them to do routine maintence such as cleaning gutters. Once we returned to WA we were told by our own selected gutter cleaner that they doubted that our gutters had been cleaned for years! Unacceptable, especially since we were paying premium prices to get maintenance done by Kalles and their chosen service people. Furnace filters were severely neglected when we returned, as was yard upkeep. All these items were to be part of the routine service provided by Kalles.
Then to top it all off, when we were not able to sell the property we needed to return to the property for our own home again. Kalles would not allow the renters to have adeqate notice because of renter retribution and then to top it all off, we didn't know the renters had not been given notice to vacate until we were actually standing at the front door with the renters. This was all quite a shock to us, the property owner, and the renters. Kalles handled this VERY unprofessionally. Definitely do NOT let Kalles take advantage of any other property owners nor should you rent from them. The Puyallup office has a good "assistant property manager", but the" lead property manager" is very unprofessional, and rarely returns phone calls.

Reinspected the house and found it fine. I get no feed back from Kalles unless I query them, they accept no responsibility for generating any interest in the home. I believe they are trying milk repair money from me while collecting their monthly advertisement fee (which is about what they would get if the home were rented) and really don't have any interest in renting the home out at all and are quite happy just taking my money each month and trying to collect repair money from me.

I did a test of my own before going to Kalles and put the house up for rent. Got 5 calls in 5 days on it so I am thinking Kalles is not doing their job in the advertisement area either. So if you want to rent out your home don't go to Kallles.

We are a military family, we've rented for past 15 years. We came across Kalles properties and rented a home off 7th street. The house was in ok condition, and we decided to go with it. Anyway we lived there a year and half ,had an inspection scheduled AGAIN! The day of inspection we were served a eviction notice and the owners were with them to! They never told us they would be there?we just paid our rent! so they had all this planned after they collected money!We had just had a baby! We were in disbelief ! Couldn't believe what was going on! The owners wanted to move back in the home .so ,basically they couldnt care less our situation ! We had no money saved to move ! Anyway ,before that the owners had tried to get is to buy the House over the mArket value!,so we said noway! Anyway, they told us we can stay if we paid $1000 more in rent a month! So $2700! For a house we were only renting! Can u believe it! There was no question we were gonna plan to leave ! Anyway we some how got out of the place 14 days like asked to.they had a 2200 $ deposit of ours ,so we got carpets cleAned, had maid come in and house looked better than when we moved in!
They told us to wait 14 days till we get a QUOTE back from their office! We drove by property 3 days after moving out we saw owners in there already! so were like good house must have been great for them to get key back! No it wasn't case! 14 days later we get a bill for 6000$ for new carpets ,land scaping, cleaning, 100 to replace two light bulbs out! And also said a whole bunch other lil things that made no sense! So now were getting a lawyer! They won't answer our calls? tells us to write them because they are too busy! We never were allowed to walk through the house to see these so called damages they accursed us and charged us! My advice is to NEVeR rent from these people! Be careful! I'm so angry how they treated us! There was nothing wrong with property! They want it in better condition than moving in tenants have NO rights! In their book! See them in court!

I had a pretty good experience with Samantha at the Tacoma office, but The puyallup office is just a mess. They don't answer their phones, or return phone calls to potential renters! They also have the most absurd pre-rental policies. First of all, They have show only houses, which can be shown until 5, then they have key entry only properties which you can only pick up until 3....who is renting these places, and doesn't work??? I'm sorry but i like most responsible people have a 9-5 CAREER. Regardless of that, if a place has an application on it, they will not show it to anyone else, even if it's still being processed. In which case, if you had planned to get out of work insanely early, just to go look at one of their properties, you can't do it, because it's "unfair to the applicant." What about unfair to the person who had planned 2 days in advance to look at the place? Needless to say, i will not be renting anything from them in fear of seeing the way they function after a rental contract.

Terrible Company. AVOID. AVOID. Thankfully do to their poor service and followup I was able to get away before it became a huge issue. No return calls, no follow up, when I met with their property viewer she was rushed and pushed me through the home. Unable to answer any questions, she sat on the phone in the kitchen and waited. I didn't like the home and called the office with another address its been 10 days and the office has been to busy to return my 5 phone calls. When I finally dropped in the front desk staff was to busy to help me, the home I was interested was rented and I'm glad it didn't work out. I feel for the property owners who are under contract with them. There are good quality property managers out there. This company is NOT one of them. Don't use them and tell everyone you know not to use them EVER......

I cannot speak to any of these comments concerning this company. I have no first hand knowledge to their business practices. I will say that in most cases many of these issues could have been avoided if the tenants had read one of the brochures on tenant landlord law. It takes about 25 minutes to read and can save you countless dollars and time. I have worked in the industry for over five years for a reputable property management company in the King county area and I assure you that an ounce of prevention is worth a pound of cure.

Part II.. Leasing agent refuses to call us back...we have tried numerous times to contact this lady prior to an approval/denial and she refuses to call us back. When she does she says oh yeah I was busy and didnt call you to let you know that you were approved... WTH? We have just found out that we will not be moving as soon as we thought and still have to wait and see if we can get our holding fee back!... STAY TUNED

Take your rental property business elsewhere. They will "negotiate" terms that are not per your leasing terms when they are the ones who drafted a faulty contract. I found these people vey friendly and helpful. We told them we were in a hurry to get into a place because we were staying in a hotel with a baby and a cat. They had us moved into a home 2 days later.the house is wonderful and we are very happy. I don't understand why everyone is saying they are rude. Amanda works at the front desk and that poor girl has her phone ringing every 20 seconds but still took the time to greet us when we walked in the door and thanked us before we left. Wonderful company and great people.

These people charge way too much for unneeded maintenance on rental homes. I would stay away. I hired Kalles to rent out my rental home. Once they finally got it rented, they overcharged me every time the tenant called for maintenance issues. For example, the tenant complained that the dryer was loud so Kalles' maintenance crew investigated it. cha ching $200 charged to me. Then Kalles hired a professional appliance man because their maintenance team didn't know what it was. cha ching there goes another $300. $500 to diagnose a loud dryer. Of course, there was nothing to fix because there was nothing wrong with it so I'm out $500 and Kalles gained $500. This is only one example of Kalles overcharging their customers.

I'm a landlord and had some tenants who did a lot of cosmetic damage when they moved out. I was having a serious health issue and working full-time, so I decided to hire Kalles to help me turn my property around quickly. I thought they would work during the days, and I could simultaneously work on the house evenings and weekends and get the house back on the market. I dropped a key off to them and began repainting the entire interior as they suggested, but after several days noticed they hadn't done any work on my house. I called them and was told they don't being their work until the property owner is finished. Well that was the whole purpose of hiring them - to get the work done twice as fast!

They also nickle-and-dimed my house to pieces, giving inflated estimates for the microscopic repairs they said it needed. They wanted two hours to replace 4 bathroom tiles that I ended up doing myself in 5 minutes.

Their maintenance manager is a complete idiot. He told me I needed to get a mini-blind put up on my back door because of security purposes. He said since the door had a window in the upper half, someone could look in and easily see where the knob was. Like they couldn't see if from the outside! This is when I told them I wanted out of my contract for their failure to perform.

I did all the work myself and rented the house out to tenants who have been there for two years now.

You cannot leave early by just paying the last month and forfeiting your deposit! We had to move with a job transfer, and ended up having to pay 2 months full rent on an empty house. I have my doubts about getting our deposit back (which we are still waiting on!). They have horrible customer service...when you call, they act like it's the biggest hassle in the world to talk to you! Also, they will agree to something verbally and then act like you never talked about it. We moved in and it was NOT in good shape, we cleaned it up so much, and the initial "move out estimate" says we owe them misc fees over $1000! On top of them keeping our deposit and we paid rent after we moved...not to mention we shelled out $120 for de-flea (our dog never had fleas!) and $200 for carpet cleaning. RIP OFF. Kalles is terrible, DO NOT RENT FROM THEM!

HORRIBLE experience! Do you want our money or NOT? I'll never rent through Kalles again-- not only are they rude, but they "forget" to tell you key financial figures and policies in the signing of your contract. SHADY.

Moving out was AWFUL. I only got back 1/3 of my deposit. I was charged for cleaning (after I spent 2 days following their LONG cleaning list), mowing the lawn (after it was just mown) and cleaning the fireplace (even though I didn't use it). I have never been charged cleaning fees in any rental I've been in. I was also held responsible to professionally clean the carpets (I couldn't rent a steamer and do it myself) and de-flea the house. I have never come across a landlord who would hold the previous tenant responsible, both time-wise and financially, to prepare the house for the next tenant. I left the house better than when I moved in. I spent hours and hours pulling dandelions out of the lawn, the shower door was black with mildew when I moved in it leaked like crazy, not just dripping. All I can say, is go into this with eyes wide open. Take pictures when you move in and when you move out. You need to protect yourself against this agency. Also, if you have a pet, note the money you pay is a non-refundable pet fee, not a deposit. I thought the de-fleaing when I moved out would be covered by this money, but any extra pet charges have to be paid out of pocket or out of your deposit. The fee is just for the privilege to have a pet in one of their properties. I'm trying to get some of the charges reversed, but I have little hope. It looks like this will be a very expensive lesson learned. With the money taken from my deposit and the professional services I had to pay for beforehand, it has cost me about $1,000 to move out of a Kalles property. Please take my story to heart and protect yourself from Kalles Properties - take lots of pictures and document everything. I hope no one else has to learn this same, costly lesson.

Be careful on what you sign and when you give them money. They don't explain any contracts you are signing, so make sure you ask lots of questions and know for sure you want to rent one of their listed properties. They took my 800.00 holding fee (they didn't explain to me that if I chose not to rent from them, that I wouldn't get my money back) a day before they gave me the key to even walk through the duplex. When I walked through the duplex less than 24 hours from giving them my $800 I realized that there wasn't any hot water in the shower and the shower knobs seemed to be broken, and among other things like caution tape on the bedroom window. I took the key back to them an hour or so later and told them I wasn't interested because it didn't have hot water in the shower. They told me that would be a problem because I had already signed a contract. I only signed a holding agreement, and that was prior to actually walking thru the duplex. They assured me the hot water would be fixed before I moved in, but when I asked them to put that in writing, they told me they wouldn't. I asked them if the hot water wasn't fixed by the date on the paperwork that I could move in, they said I could put in a maintenance agreement to get it fixed. They have a history of not working maintenance requests in a timely manner. We know several people who have had to deal with them and are not happy. I know one person who had to take them to court just to get their security deposit back. When I was viewing the duplex, I met the neighbor and he said he had been waiting for six months to get blinds put up in his kitchen. So, essentially they advertised an available duplex for rent, however they should have explained that the plumbing in the shower was broken and there wasn't any hot water for showers. But, they are trying to keep my $800 holding fee. Also, read any handbooks or contracts found on their website prior to even walking into their office.

I have used Kalles in the past for my rentals and have been very pleased. They charge the standard fee but provide and above average service. They did a great job filling my vacant rental house in a very short time. The tenant they found has been a solid renter and I am really happy. They seem to do a good job of screening out the bad renters and don't waste time talking to bad renters. I would recommend them without hesitation.
