Preface:
I purposefully waited a whole year before putting this review together. I did this for a couple reasons. The first reason is I wanted a very clear view from hindsight. I wanted to make sure I wasn't reacting, but I was sure of my reasonings and intentions.
The second reason is I thought it was fair to see how other property management services in Madison work so I was working with a reasonable reference point. That being said here is my experience with them:

I moved to Madison in March of 04 (or 05, it's been a while) and I was subletting and starting a new lease as well. I paid for 3 months in advance. Great no problems. (incidentally this was before oakland "became" Oakland, as it was a different business at the time)

In 2006 I decided to stay with them and moved to another one of their properties. Scheduling a time to see the other properties seemed like it was a pain for them. Each time I met with someone, they were either late, or rushed me. I finally decided on a place and signed a lease.

Upon signing the lease I was told I could no longer move in on the agreed move in date, as it still needed to be cleaned. I didn't have any place to go as this happened within the week before move in, so i was forced to stay in a local hotel. Ok. Not that Huge of a deal. So I was out a day.Fine.
Upon move in day, I was greeted with an property filled with Trash bags. When I called to inform them that the place was still in need of cleaning I was told no one would be able to do it for a couple days as they were busy with other locations. In addition to this, there were numerous problems with the location. The front door lock had been badly damaged as it seemed like people have tried to break in in the past. Later this proved to be the case as I had several times called the local police to report someone actively trying to break into my home.
I was able to talk them into installing a peephole on the door although to the day of this writing, the door and lock are still damaged to the point that if I turned the knob with enough force, it would open.

At this new location, I had lived there for oer 6 years. From move in to move out time my rent had steadily risen over $200. Again, this may just be the nature of the area. In this time, the only repair or maintenance done. Small things I took care of myself. Why would I do that? The times I DID call for assistance (such in the case of a water leak/ no heat/ lock out etc. the closest emergency maintenance worker for oakland was 3 hours away. not 30 minutes, not an hour, but 3 hours away. Which means when I had an issue that needed immediate attention, like a plumbing emergency, or heating, or any other issue, I'd be waiting a while.

Granted these are all fairly small, and in other times I have overlooked things like this, however it was the way these things were handled by the property management that left me wondering why I should give them my money. I am aware everyone has different ideas of emergencies, or have different priorities. Which is the reason why I wanted to wait for this review. Ultimately it comes down to a expected level of service as a give and take.

I was treated like a thorn in their side every month. I would sign my lease in Aug. and every February (and in 2010 even in the second week of January!) I would be harassed and badged to resign or they'll start showing the location to other people. Anytime I called the office I was dealt with a heavy exasperated sigh.
Once I finally decided that I would be moving to another location, it was apparent that there was far less care in their customer care. Again this could be understandable, however as someone who had been doing business with them for about 7 years, I believe this to be a bit unprofessional.

So after 6 years at the same location, I took 3 days off work to clean the place top to bottom. I'm a big believer in:
1. Leaving a place fresh for the next people
2. Getting my security deposit back.
I had scrubbed the walls, the floors, the oven, the 1974 KELVINATOR refrigerator that needed to be replaced 10 years ago, the blinds, had all the carpets professionally steamed, filled any holes. In the end I was charged for each one of these items.I asked to see what exactly was still need to be cleaned. In fact Mike had come a week before move out and I had him walk me through the place asking him what I needed to do to make sure I wasn't charged.
My security deposit of over 700, was refunded as a check for 3.42. I was given a break down of things like the stove needed to be cleaned for $200 even though this had been cleaned among other things.
In the end, I would not recommend Oakland property Management in Madison WI to anyone. I was disappointed in their service, their communication, and ultimately the way they do business.

I'll be the first to diverge from the previous reviews. I just moved after spending two years at my Oakland ran apartment near the capitol. I did not have a single problem in two years of residence. Each time I made an inquiry in regards to anything it was answered in a timely, professional matter. After two years I got my entire security deposit back and they even went above and beyond for me when I had to leave my apartment a month early by offering my apartment for a sublet and giving me a break on rent. I was very satisfied with my experience with Oakland Property Services and was a little sad to leave.

I am 100% in agreement with Sandy. I am a current resident and I can't wait to leave. The staff strongly misleads the true state of the property and ignores any type of complaint what so ever. Not to mention having your property shown while you are living there, which is semi-typical mind you but to literally WAKE ME UP BY ENTERING MY ROOM for a showing without my knowledge is just asinine. DO NOT RENT from them you will regret it I promise.

I have experienced nothing but poor service from Oakland Property Management. The leasing agent misrepresented the property and when we moved in the place was a mess. The property manager, Mike, is insolent when you request problems be fixed.
