I applied for highland house where MEAL PLAN IS REQUIRED. When I arrived the building, MOST OF THE RESIDENTS DO NOT PAY/SIGN UP FOR THE MEAL PLAN.
There are too many downsides in the building. The staff are rude and unhelpful. The house is small and pricey. The location is unsafe. Meal plan has the same food everyday.

DO NOT RENT FROM MADISON PROPERTY MANAGEMENT-- I worked for jim s and mpm for more than 4 years, It was in our training to itemize and find every single slight amount of dirt the company could charge for, Rob w is the supervisor who trains us all, i was terminated because i missed some dirt that someone else found, Its also stated to all employees that any excess cleaning that must be done that isnt documented will have to come out of our checks (although it only happened once to a coworked named Keith), they expect employees to take more than a hundred pics per check out and even more so during august because they know students cant fight all charges and alot of people move away and cant come back to fight. I was just terminated because i had 3 checkout at 427 west main and i didnt write down that the top of the fridge was dirty,, because it wasnt. So Kari (jims daughter) Went out and rubbed a small amount of dust from the top and took 4 pics to show me at my termination meeting. They didnt deduct my last paycheck however. But eitherway, they always charge everyone for something, in 4 years i have only seen a half dozen full deposits returned, and one of those was for a fellow employee named brody.

Not as bad, although by the end I felt fiscally sodomized by Steve Brown. I lived in the Henry Gilman apartments - decent apartments, maintenance usually responded quickly. However, when it came time to check out and get my security deposit back, I got slapped with a re-keying fee (even though I handed both keys in by the deadline), as well as being charged over $400 in cleaning expenses (including a re-paint because the walls were in "bad condition" - they were in bad condition when I moved in!). I didn't realize that when one completes the forms in the beginning noting possible damage, they must note every single micro-fiber and millimeter. I ended up losing all of my security deposit, and OWING Steve Brown money. I am never living in a Steve Brown apartment again. If I ever meet this "Steve Brown", I will wag my finger at him, or something. Corporate jerk.

Agreed with anonymous' review that they take advantage of a tenant who has no time or money to disagree with charges to their account/security deposit.

On a side note, Ian Sullivan was a pretty solid dude.

I have lived in a SBA house for the last two years. I have never experienced a land lord who disregards their tenants more. With over a week left in our lease we had the company demolish a large portion of our house because of the awful condition it was in. With extreme rents for miserable housing I would avoid SBA at all costs.

I've lived in the Lucky Building for just under two years now, and with my college days over I'm leaving Madison. Before I leave, however, I want to stop and give SBA a thumbs up for the great work they do. I don't think I had a single bad experience in my entire stay in this building. The staff is awesome, personable, and extremely responsive to all of my questions and concerns. Garbage disposal broken? No problem we'll have that fixed in a couple of hours. Shower temperature off for some reason? Fixed the same day. It's really the little things that add up. The people who work here are also really friendly. I'm assuming they have to be, but I get the vibe that in general these people are friendly. Yes, you pay a premium, yes having a doorman is an unusual, and potentially awkward formality for those of us not from the boroughs of NYC, but I can honestly not lodge a single realistic complaint.

Finally, one major bonus of living here is having staff on duty 24 hours a day. You don't see police marching up and down hallways on the weekends. You have a lot of parties, but not so many or so loud that you cant sleep before that big exam.

SBA, if you rented in Chicago, you would be the first company on my list.

Let me tell you something as a current resident in Lucky. I have dealt with many property management companies, Forward Management by far being the worst in the city, and I do not see any of these bad things happening here. The staff, and I mean all of them, are accessible, helpful, and friendly. Three years ago I was living in the Woodman's parking lot and I built my businesses up to the point that I can now afford a penthouse at Lucky.

I can also afford several lawyers and do have them. If Lucky stepped one foot out of line you bet they would be in court by me or anyone else up here most likely. When you pay that much for an apartment you have the right to expect world class service (and believe me although the Lucky Apartments may be more expensive than other properties in town, they are definitely worth the added expense and a steal for the quality and attention to detail). Everything from the floors to the appliances are top of the line.

But it goes beyond physical quality, they truly do care about their residents. From start to where I am now they have never been anything short of 5 star. And keep in mind four star is still very good but their service and willingness to help on whatever problems you may have (even ones that aren't at all their fault), they exceed any other apartment and really exceed all 4 star hotels I have stayed at. This is truly 5 star service, I cannot explain how high the service levels are.

Also, SBA was rated one of the best places to work in Madison and they pay their employees well so they can demand the top of the line service from them. There was one time that I had a problem and it was just a communication error, no harm was done whatsoever. I called and the community manager (Dan Seeley) was out. So I called corporate and it was very easy to get in touch with someone in an executive position within the company.

Not only that, but the executive I spoke with (Margaret Watson - Director of Operations) was very attentive, listened to everything I said, and made sure the issue was resolved as soon as possible. The next day when Dan got back in the office he called me up and apologized for the communication error (which was nobody's fault really) and assured me that he was very happy that it was just a communications error and also assured me if I need anything at all in the future do not hesitate to contact him.

Margaret also followed up with me just to make sure that everything was okay and to let me know that if I ever have an issue that I feel cannot be properly resolved by Lucky Management that herself and Steve Brown are only a few blocks or a phone call away. I know many people who know Steve personally and hear nothing but good about how he values the residents and also his charitable contributions.

Steve Brown Apartments is the only company in Madison that truly gets what it means to value their residents. And it shows every time you talk to any of their employees (and this includes janitorial staff). And it shows in the quality of their buildings and the short amount of time it takes maintenance. This is truly world class service and I invite anyone who says otherwise to take a breath and rethink whatever may have happened. I plan to be a long time resident simply because of the service. It helps that I have an excellent apartment, which is the nicest (in terms of workmanship, design, and luxury) I have seen in this entire city. However, even with that it takes top notch service as well to keep my business, and Steve Brown Apartments and Lucky fall short on neither count. Thanks for all you do and I find just talking to people in the halls or elevators that the majority of the residents (the vast majority) see this attention and service and appreciate it. Keep doing what you do.

Upon leaving a disgruntled review about a rude landlord (which turned out to be the landord of a completely different property), SBA had contacted me personally to settle any problems I may have had.

PROS: Roomy. Ceiling fans, great location (very close to campus), newly installed kitchen cabinets.

CONS: it's an old building so there's a few house noises at night, the people upstairs are audible at times with the wood floors but that's only when they're wearing high-heels (which unfortunately for me is all the time), the bathroom doesn't have a fan so mold grows on the walls.

OVERALL 5/5:
With older buildings there are bound to be some minor flaws but I am very pleased with the tenant service SBA has given me!

I can assure you that the person who has been parking you in is not Steve Brown, nor is he a Steve Brown Apartments employee. All of our employees wear uniforms and are easily identifiable. And, we'd be happy to arrange a time for you to meet Steve in person if you would like. The man you spoke to in the driveway is most likely the owner of the rental property next door. Your building does have a shared driveway with his property, but he should not be parking anyone in under any circumstances. We will gladly reach out to him on your behalf. As far as your other specific complaints, your community manager will be reaching out to you by phone to see what we can do to resolve the situation.

Whatever else may be said of SBA, they are infinitely better than either Goldleaf Development or Madison Property Management. I fled Goldleaf and my wife fled MPM, so we could come back to Steve Brown (I've rented SBA previously, been pleased, and am happy to be back).

I am quite sure the disregard of residents is not a goal at SBA. Also as for maintenance of properties, and response time I am POSITIVE that is false as I am a proud maintenance man that works for Steve. I call him Steve because that's what he prefers. He is the most down to earth, generous guy I have ever met. Nearly all of our residents I deal with cannot believe how fast, efficient, and professional we are with their concerns. As with all large companies there will be things that slip through the cracks. We work tirelessly to trim those items. Also, as you may know in business relationships, which is what a lease is essentially, there are sometimes people with an axe to grind. I can respect that, as I myself have ground an axe or two in my day. The thing I disagree with is that SBA is out to "overcharge our residents because they do not have the financial means to fight the charges". I assure you many of our residents, especially at Lucky and our gold key properties, come from families with endless resources. If they were treated unfairly, we would be in court so fast it would make your head spin. It would not be us taking them, it would be the other way around. I invite the disgruntled posters to really look at us as a company. Steve is a tireless advocate to control binge drinking which I think would be one of a parent's paramount concerns. You think that makes him look good to the kids who rent from us? Probably not. Steve, and his wife Laurel are generous charitably, not only with money, but also good works. There is not another Madison property owner who cares more about his residents, and employees. Steve, and his wife also adore the city, and want whats best for it. This post may sound like a "home team" post, and it is. I love this town, I love my job, and if you have had a bad experience with us then come see me, or better yet Steve himself.

My child is living in Lucky 101 this year and in spite of the beautiful looking building it is not a great place to live. Freshman don't get a normal first year experience - I should have put her in the dorms - my mistake. The apartments are ridiculously expensive, riddled with maintenance problems and management is totally unresponsive to maintenance problems. As my daughter said "It's like crap with sparkles on it - the sparkles make it pretty but it still stinks!

I agree with Fred M. The first two posts were obviously seeded by the SBA management. Steve Brown is completely unresponsive to customer needs and takes advantage of the tenant however it can. When it came time to receive my security deposit back, there were completely ridiculous charges on there. The company knows full well that the tenant is not in a position from a time or financial standpoint to challenge them. If you want a solid management company that is honest and reputable, stay away from Steve Brown. It will cause you innumberable headaches.

I like the apartments available and they provide furnished apartments which is really convenient. The location is really strategic in the heart of the campus. Definitely very comfortable to stay in.

I would say that Steve Brown is the best landlord/rental management company I've had the pleasure of renting from. They recently purchased my building from CHT, and have done a fantastic job with it, completely renovating the interior and installing brand-new furniture. They also have done a great job in responding to my maintenance requests.
