I have not moved out yet, and I can say I disagree with you all. When I had a complaint, I went wright to the higher ups. I did not like middle management Edna, and anyone that thinks there local managers are not to blame are crazy. I didn't mind my stay, although we were without management at our place and went without A/C for 2 months to replace a unit from 1980, I am not complaining. I am not picky, but I am really hoping they don't take my S/D for nothing because my apartment is immaculate, and I was a great renter. I thought about not paying the last months rent, so they couldn't take my S/D, but I think I'll give them the benefit of the doubt. I am scrubbing walls that was left from the last renter, dusting, carpet cleaning (and I did when I since I first moved in), and I am making sure the place looker better than before. If the keep my SD I will take them to court, they better have proof of why they kept it, but you can bet I will have my checklist from when I moved in and out, and pictures galore. I have always done this, plus I will have a copy of the lease and if I have to take them to court, they will be paying the fees. All of these reviews make me nervous that they will try to keep my SD. I gave them a 60 day written notice, and I got a response saying I needed to verify an exact date, so I sent another letter (although I assumed that by putting the 2 months I was moving out on was detailed enough). As of right now, I would rent from them again, and I'm looking into it, but if they keep my SD, I will be complaining too. I have never had them lose a rent check or claim they did ever. I knew if I owed them a late fee (which I did if the check was a day or 4 days late, without complaint I sent it), but I also write my address on the bottom of each check and the month and everyone should. When they are cashing the money they love so much, remind them why they are getting it. I do have to agree no offense, it sounds like maybe people weren't willing to pay late fees when they owed it. I know I didn't want to but I did if when mailing it, I knew it would be late. Hey we all knew this fact when we moved in, and it says it in our lease. As for saying its the tenant responsibility to care for their stuff I say is BS. My A/C went out a couple months after I moved in (cuz it was old) and we needed a new garbage disposable, and I have to say they replaced both, without complaint. Our bathroom fan went out, but I haven't put in a maintenance request, and even when we didn't have a manager they still did pretty good, but we did have a good maintenance man..

At first, I loved the apartments, I had no complaints when I moved in. I loved the size of my place, not your usual 2 bedroom. My Cali King fit perfect in the master. The 2nd bedroom, just right for my office. I was never late on rent and have never been the kind of tenant to complain about the little things I was able to fix myself. But, the owners of this property seemed more interested in the number of "faux fur" apartments they can establish than they are in the required costs to appropriately "maintain" their existing properties. Appliances were all very basic and cheap. I had to be very careful where I placed my freezer food so my fridge would stay cool enough. Many times, I saw my manager making temporary cover-ups for things which should have been replaced. When I asked him why he didn't just replace the items, he would say "I'm just doing what I was told" and that was it. After looking into the company, I noticed there were quite a few properties. So, I guess I don't understand why, with the cheaply made buildings and appliances and the higher rents, these people never seem to be able to afford to replace anything that isn't completely torn apart or demolished. I mean, I always understood the need to budget but, ultimately, they seem to have blown more money sending contractors out over and over again to look at my cheap broken washer, when instead, they could have just purchased something that would last longer and would have costed much less in the long run. Maybe they don't plan on sticking around....which is fine by me, I moved out a few months ago after my lease ended and I will never rent from them again.

I Disagree with many of you. I have lived at wright weber for 9 years and have never had any issues. I have lived at 2 different properties and the management has never been bad. The property has been kept up great. The managers are AWESOME!!! If you had issues with management I'm sure you were at fault.

When we first moved to Sanctuary Courts, we really were pleased by the spacious rooms and its peacefulness. And sadly, it seems to all end there. We've noticed this apt has changed property managment about 3 times or more since we've been here and it seems like property mgmt has gone downhill since. At this time, we don't even know who our mgmt is. Our AC has been out for a week during the sweltering hot days and we've notified mgmt of it since via the main apt #. Whoever picks up feigns ignorance and gives us the runaround. One of the managers did not do anything about it but had the audacity to say, "Well, don't you have a fan?" Unbelievable! Any moron would know there is a complete difference in the degree of cooling between the two. How would she like to sit in a hot car w/o working AC and be asked the same stupid question? And do not get me started about the winter time! Mgmt has ALL day to plow the sidewalks but NO, they don't start plowing until 9:00 pm or later! I am awaken any given time from 9-11pm SEVERAL different times to the sound of them plowing the sidewalk on weeknights. I called to complain and an unknown mgr became defensive and told me the complex is so big that it takes ALL day! I work at home ALL day and there is not a single person plowing during normal hours. Seems like their normal business hours of plowing operation begins at 9:00pm. The only plowing we get during a standard time is from a 3rd party company, who plows the parking lots- but that's only after tenants already had their vehicles snowed in the night before and are forced to do their own shoveling in order to get out during the mornings- and that is another issue on its own! With the expensive amt of money we dish out on rent every month, they need to hire more competent managers and they need to start caring and treating us tenants better! A lot of the tenants here are considerate, polite, and hard-working individuals who I am very positive pay their rent on time and every time- and are not looking to cause any problems. We do not deserve such low-class service such as this.

So you took over a lease, well good luck. You should have received a list of what was witheld from the previous tenant. WW had to offer you this list. I wouldn't be surprised if they will sock you for the same things they charged to the previous tenant when you move out. If they hit the previous tenant for painting the walls, then you should have a new paint job. If they hit the previous tenant for cleaning the stove, then your's should be spotless.......You get the picture. Your joy will turn to a frown when you check out WI circuit court . Check the rap sheet for WW ,Thomas Wright, Dawn Weber, and the real owners of the property. When you see what they charge and how often they drag people into court you will get an idea of their scam. IWhen you move out they will swear they sent your security depposit to your "last known address". Opps they will swear in court that you did'nt give a forwarding address. Better have movies from your Digital camera, six witnesses ,and Jesus himself or they will lie and deny that you cleaned the place.Talk to anyone after they move out. Give them your phone number. If anyone who has moved out got all of their money back, then they must have hired a Mafia hit man to get it back. They have screwed their own employees on security deposits.

They Suck!!!!! We lived in a place on the east side of Green Bay for almost two years and got completly screwed when we moved out! We had to pay for them to clean our carpet and then put in new carpet after they cleaned it. We had to fork out another $500 for them to paint the walls. We lived in the place for 2 years, walls and carpet get a tad bit dirty and we are very clean people. Not to mention we had to pay a bunch for stains in the fridge and dishwasher that were there when we moved in. Now we live in a great place, however, Wright Weber just bought the place and we are looking for new places because I am not dealing with these idiots again! STAY AWAY PLEASE!!!!!!!!!! And if you have to live in their place, read your lease over all the time and keep it out, because they make you a prisoner in your own place. When I moved in they told me that this was my place and I could make it my place, but when you move out you realize it is THEIRS AND ONLY THEIRS!!!

Joe Ritz and his wife Ezra Ritz are jerks when you cross them. Plindy Hogg kicked us out for fighting with a plow driver. BEWARE! If you need something fixed and they do not want to fix it, you will wait. We waited eight months for joe to fix our door, oh my god, it is still broken. We had mice, millipedes and spiders all over and they refused to call an exterminator. It was five years of horror in Appleton at Daybrook estutes. Names have been changed to protect the guilty.

I lived at one of their units for 2 years. I liked the apartment manager that they had at first... he's about 75 and a really nice man. He was a manager there for 9 years. Then in April of this year this woman moved in upstairs from Milwaukee. Then in June we started seeing cockroaches. I've never had a cockroach or even seen one and now I had to live with them. My lease was well over with and I called Cindy Haag and told her about the problem and a month later there was NOTHING done about the issue. Well I forgot to mention that Cindy hired a new manager and kicked the man who's been running the place for 9 years out. And he only got SSI for income but they don't care. So anyways I told the new manager that if the cockroach problem wasn't fixed I would have to move out because I have 2 young kids... one was an infant and cockroaches carry diseases. A month later still nothing was done to fix the problem so I moved. They charged me an extra months rent because I didn't give a WRITTEN 30 day notice. I did give plenty of notice though. They are money hungry A**HOLES and they don't care about anyone but theirselves. The Weber's are so rich they could do anything but they let a young family suffer over their mistakes. Now Cindy is trying to sue me so she keeps saying that she sent my final bill but she never did. She's trying to make it look like I got the bill and never made any attempt to pay it. Half of the tenants where I stayed are trying to get something done about the situation and especially Cindy. Money is the root of all evil and they have alot of money therefore - they are evil hearted. I am not paying what I owe and I am contacting consumer protection... well I already have I just have to wait until Wright Weber tries to charge me the money and then I got something planned. I was hung up on multiple times also... very unprofessional. I paid my rent and a late fee EVERY month... because if your money order doesn't make it there by the first you owe another 50 dollars.They didn't care though, even though they knew I had a very young baby and my fiance just lost his job. DON'T RENT FROM WRIGHT WEBER! OH and by the way there was black mold growing everywhere... windows, behind the toilet... and guess who had to clean it???? ME with my infant child... they really are SLUMLORDS!!!

I am very impressed with this property. The one bedroom apartment is very large - 900sf and the property is very well maintained. The management is very responsive and friendly. Tori went out of her way to make sure I was settled in and had everything I needed. I moved here sight unseen and I am glad Tori took the time to make sure I knew about the property before making my decision. What I most like is the property is smaller - only 96 units and it is set back in off of the main road - so it is very quiet and relaxing. I can sleep with the windows open at night and never hear any noise except for the crickets!

Take the time to talk to Tori and you will be impressed. Be aware that if you are someone who is not respectful of the property or your apartment, you will not like it here. The reason Sanctuary Court is so well run is the management expects you to take care of your apartment and be a responsible person. This is a close-nit community and bad behavior is not tolerated at all. If you like people and peace and quiet, you will love it here. If you want to jam your stereo all night or throw wild parties, I suggest you look elsewhere.

No problems. Lived at Sanctuary twice and loved it. I also had Tori as a manager and she was professional but personable. The rent is high, but it is understandable as to why when you see the units. They are nice, up to date, include washer, dryer, garage and heat, what more could you need? Thank you for making my stay at Sanctuary comfortable, kudos to Tori!!

My time was nothing but pleasurable at Sanctuary Court Apartments. I only had one manager the whole time I lived there and she was able to fix anything, she was always there when I needed her. The grounds always looked good and snow was shoveled, ice was salted and I felt safe. If I had not bought a house I would still be living there. The only complaint I had was about the plowing but they don't do it themselves, and all WI roads are bad in the winter. If you need an apartment and are willing to pay more to feel at home and safe then I would recommend Sanctuary without hesitation. Call Torrey, I know she will help you out.

I tried to get a set of keys from the management (to make copies), and it took three phone calls, four visits to the office and met three different managers. Finally, after a total of ten days, I was able to get the keys. There are numerous other incidents during my stay. Wright Webber is unbelievably bad.

I live in De pere lake park estates . Very loud, they turn very rude after you sign that lease. Charge me 800 dollars to clean my apartment after i cleaned it for almost 2 days, not including that i had my carpet pro cleaned for a 100. Charge me 55 bucks cuz some noodles were spilled in the back cuboard i couldn't see. O ya my dishwasher was boltin in place and they charge me another 55 for food pebles. Let me tell you im a clean person. I just bought a house, and go to school. I was never late on rent. Im just a good normal person.. TRUST ME STAY AWAY FROM WRIGHT WEBER !!! anywere in Wisconsin

Charge me 55 bucks cuz some noodles were spilled in the back cuboard i couldn't see. O ya my dishwasher was boltin in place and they charge me another 55 for food pebles. Let me tell you im a clean person. I just bought a house, and go to school. I was never late on rent. Im just a good normal person.. TRUST ME STAY AWAY FROM WRIGHT WEBER !!! anywere in Wisconsin

You will enjoy your time at Sanctuary Court Apartments in Appleton, Wisconsin, a Wright Weber Management company.
Attentive, upstanding staff. I dont know what the other people had a problem with, it must be the people that dont pay their rent and obide by the rules. I have never had an issue with this property, and it is my fifth year here. I would recommend to anyone. My manager Tori is the best manager I have ever had, she is friendly and goes out of her way to fix anything at anytime that is convienient for me! No complaints about the amount of the rent, I know I have to pay more for a better place to live.

THEY MAKE IT LOOK GOOD JUST SO YOU MOVE IN. after that it all changes it takes them up to 6 weeks to cash a check. just so the can charge late fees. the parking is a joke their are garages but the managers use them for them selfs the snow is never removed just packed down from cars driving on it. oh and dont even ask to get something fixed. i moved out after they thought it would be funny to cancel my mail a month before i even left

Do not rent from these people! They like to cash my rent checks and then tell me they didn't receive them. This has happened 6 times now and each time they put a 7 day vacate notice on my door. I'll give them a cleared rent check and I'll never hear back what happened. The local management is innocent enough as they are just the middle-men between us and the upper management. But that also means they can't answer any accounting questions and just refer you to call upper management... who of course never answer and never return your phone calls.

They also like to say your rent was late when it's not. Then they threaten eviction if you refuse to pay. This place is horrible.

The apartments themselves look decent at first glance, but you find out differently after you move in. The water pipes used for the heat aren't braced properly in the walls and they cause a loud banging noises every time your heat turns on and off. This happens in every building in my complex and also at my friends place across town, also managed by Wright Weber. Our parking lot is an ice rink every winter. They typically get a plow to come through 2-3 days after the snow. There's a little old lady with a walker that lives in my unit and I've offered to get her mail so she doesn't have to brave the walk through the parking lot. They also didn't use the proper drywall in the bathroom so black mold starts to form on the walls after a few showers. They refuse to fix it. My dishwasher, washer, dryer, garbage disposal, and toilet have all needed to be repaired in the little time I've been here. The toilet 3 or 4 times. The electrical wiring is also crap. One of the light fixtures at my place will fry a light bulb in 2 days. I've given up and gotten a floor lamp. The new local manager and I were talking and he was actually venting to me about how crappy these buildings are. He has a full wall in his apt where the outlets just don't work.

There's new local management here seemingly every 6 months cause of all the crap they have to deal with. 5 different people in the less than 3 yrs I've been here.

I'm making arrangements to move as we speak.

First of all the places appear nice at first then as you start moving in furniture you only have to slightly brush against a wall to see that the paint they use is &%$# I had a old blue t-shirt on and it left marks. READ THE LEASE! They will charge you $500.00 a coat of paint to repaint when you want to leave. THEY WILL AND DO! If you never bump a wall or wear shoes inside, spill, cook food or live at all in your apartment this may be the place for you. Expensive Storage maybe.

We love the apartment even though you can tell it was very cheaply made. We didn't bother requesting anything that broke being taken care of because nothing gets taken care of on time. On top of that not only was I called Naive, but I received a notice of a late fee 3 months after the late fee was apparently issued. No one knew what the fee was and it took 5 phone calls to finally figure it out. I ended up paying it even though I should've never been charged it because they lost my check, which the manager said "happens all the time". On top of that when I brought it to the OWNERS attention that her office was not only being unprofessional but were handing me paperwork dated months back she told me that I should just not "deal" with the management and said next time we get a late fee maybe she'll just give us a 14 day vacate notice. So unsatisfied and wouldn't recommend this to anyone looking for an apartment. It's sad that such a large company treats their tenants so poorly.

We took over an existing lease from a couple looking to move. The apartments were nice and spacious, and all units had their own washer and dryer. The apartment buildings were located in a cul-de-sac, so traffic is not an issue here. Each apartment has one garage stall (comes in handy in winter!) and there are ample outdoor parking slots, also. There are some negatives, though - the price is high (roughly $700/mo), rent checks must be mailed to the Milwaukee area, and there are train tracks bordering the property.

PROS: Quiet location, newer apartments
CONS: high monthly rent
