David Melford has earned my trust and eventually my friendship over the past seven years. In 1999, while my stock portfolios were at peak I was shopping for a property in South Pasadena. I looked up the L.A. Times Real Estate Section and called up a listing agent from DBL Realtors, David Melford. David showed me a property on a hill in South Pasadena bordering Los Angeles.

I was quite impressed with David's sincerity, friendliness and professionalism. Too bad for me, I didn't purchase the property(only 265K for a 3bd/2ba house in South Pas!!). I didn't like the fact that the home was older than my grand father. After that property didn't work out, I started to like David's demeanor. He seemed to have plenty of motivation, patience, cool and super nice. I had never felt presured working with David.

He would do anything I had requested of him, including screening properties, showing properties late in the evening after my working hours, sending screened properties via e-mails and more. My luck finally arrived in 2001, My fiance and I found a property that we liked near Almansor park for sale by owner. In helping us securing the deal, David worked for almost nothing to appease the listing owner.

Due to my long distance work, David had to help me with almost everything (except for signing) throughout the escrow period absent of my presence. After the escrow, David continued to be very helpful in helping me finding handyman and so on. To this day, I still periodically call David for Real Estate answers. For the mentioned reasons, David has been a friend whom I will depend on again for anything, but not limited to, real estate needs. Without any reservations, I am recommending David Melford to anyone who's looking for professional, dependable, trustworthy and patient realtor.

I am the realtor responding to the initial review of my business. It?s disappointing to find a review like this, especially when I am known to go out of my way to solve the many problems and challenges in most real estate transactions, especially when the other realtor is not part of the solution. This deal was fine until the end, I was the seller and the reviewer was the buyer. The workers were still not done with the agreed list of repairs; so the buyer?s agent had us all agree to a ?hold funds? agreement. This meant that the escrow company would hold monies from the seller until the agreed repairs were done, after close of escrow. This was a ?recipe for disaster? and the other agent knew this would keep her out of trouble and I would be ?trapped? with the buyer. At close, the agent left town on vacation and told me to deliver the keys and negotiate with the buyer the repairs. I thought this was unethical; as a seller, I should not be conversing with the buyers. The repairs got done, as promised, except for one item, which needed a second opinion. The buyer got very angry at my decision to use the same workers and not to use another installer. I asked the buyer to take the full credit held in escrow since we could not agree, he did not. The final item estimate was deducted from the credit and we all ?signed off?. There were ?sour grapes? and I don?t blame the buyer for being upset over the whole process. Any other realtor would probably have kept their distance, but I hung in there to try and work it out.

Major learning experience and WARNING to those buying: Never agree to hold funds from the seller to do repairs after close of escrow. Buyers and Sellers are not going to like it! Just do a ?straight credit? for a fixed price. That works every time and please keep the conversations between agents, make your agent call the other agent.

I signed off on an escrow with his promise to correct certain defects in a house he was selling. He didn't even come close to delivering on his promise; in fact, he denied ever making the promises. To this day, I still have a bad taste in my mouth about this deal.

Any other realtor you can find will be better than this weasel.
