I am a real estate investor and understand that Escrow's function is a neutral 3rd party... sometimes there are conditions and stipulations from Seller, buyer or Lender that may delay the process... this company ROCKS!!! they were helpful and understandiing and got the job done!!!

This company is simply the worst I have ever seen. If your seller demands you use them - seriously consider canceling the deal. They do not return phone calls. They do not answer the phone unless you dial 0. The escrow officer did not even have a voicemail or extension. They only appear to communicat by email and the errors were too many to even mention. Their errors delayed close of a simple escrow by five days. It was a nightmare from beginning to end with error after error by escrow.

I have to agree with the previous person that gave this company a rating. Supposedly, we were closing escrow last Month. They are not professional and I can't believe how bad they treat their customers. We went there last tuesday to sign documents. Our appointment was 3:45PM. We were driving down from Los Angeles and headed out around 2PM. We got there around 3:35PM with traffic. When I called in, they said the documents were ready to be signed. Then after 45 minutes, the guy walks in and handed us the documents to sign... Nice... Yesterday I was with my insurance company because escrow is asking proof of insurance. We faxed the document around 3:30PM and I called them today, Wednesday 2-25-09 and he told me that he faxed over the proof of insurance to the lender around 5:15PM. I don't understand what happened to the more than 1 hour difference. I bet if the paper can walk to PETER and to his hands so he can fax it over to the bank, it would have... Every week, there is always something that would go wrong with them. The docs were signed last week and it took them 2 days to send it to the lender. As much as possible, avoid these people. Unfortunately for us, the seller choose this escrow company and we didn't know that they were this bad. If you are the buyer, please tell your agent to ask the seller to find another escrow company. If you are the seller, and need to sell the property fast and not waste time and money, find another escrow company....

I was the winning bidder at the redc auction on a house.There was a 21 day waiting period for integrity to reply on the status ,acept or decline.At 17 days I was told by integrity who still held my 5% down payment that my bid was acepted and to have my loan agent call them to hammer out the details.One week later I found out from the selling bank that my bid was declined 3 days after the auction and integrity knew of this.I called back furious and demanded my money imediately.They took days before they could do this and in the mean time my girlfriend who I am buying the house with called to inquire about or money.She gave the escrow # and the address and was told our bid was acepted again.We had spoke with the seller and knew this was not true at all.they sent the check in the mail late and it was written out wrong but after some work I was able to deposit it.
We ended up buying the house on the open market and I pleaded not to use Integrity.I am now 1 week past close of escrow date and Integrity has fouled up EVERY STEP OF THE WAY.I could go on and on but I can tell you from experiance that they are tolally incompatant and definately not recomended by me.
