After spending TWO HOURS driving and looking forward to seeing a very promising property, I was very very rudely turned away by the RENT A COP at the gate. After seeing what the property outside the gate looked like it remind me of DELVERANCE. The property owner had notfied the office we were coming and they did not bother to remind him that TUESDAY they would not be there. All they where interested in was making sure I knowwhat the yearly dues were going to be. Standing at the gate with owner on the phone all RENT A COP would was he should have known.
So I started looking into this place we WHERE thinking about living at. I have read the postings, the one from the trustee is really funny when you look at what other have said and what the property looks like, what the RENT A COP looks like, what the you tube videos show about the place. The fact that I moved here from Texas to retire from SECURITY, this place not it. Nothing in the news letter other money, money money. This surely like DELVERANCE to me<

Woodland Lakes has been through a lot in the last 20 years and is certainly on the up at this point. It seems that the development and the economy can soon coincide to see some significant development down there in the coming decade.
When I read the long letters not liking the place, I know that this is a one sided view. There has to be another side to the story. It seems to me that people who like a place or thing usually don't say so. So, for all its problems, I say let the Association do its work.

The idea of a gated resort, family harmony, etc. is a dream- but a nightmare for some at WL. I was a guest about six times over a ten year span. As a grandparent, and a retired social worker, I tend to be more observant of people and their behaviors.
As with all organizations, there are POWER STRUGGLES, however, even as my son shared the newsletters from WL, it appeared they only sent them when a few wanted proxy votes to vote others out or change their by-laws.
One should look to see how many times they change their by-laws. They INCREASE their HOA fees regularly. If you are on a fixed income, beware. A friend of ours had a spouse die, while she was quite ill and asked for an extension to pay the HOA fees. She ever received a response from WL. The other writer is correct- U can trust no one- because they change the rules. You are told one thing by the office staff, and a different answer by the gate guard. The gate guards appear to have "rent-a-cop' attitudes,with negative and bully like temperments, to ALL.
The rules are inforced by an 'elite' few that usually have a can of beer in their hands, throughout the day and night, and are very loud and obnoxious, roaring their ATV's.
I had one occassion to sit in the kiddy pool area with my granddaughter, while watching the other two children, aged 8 and 10, in the larger pool. There were three men, intoxicated, (abt age 30-40) attempting to throw 2 teenage girls and 3 women (abt 25-35) in the pool. This is on a Saturday afternoon abt 2 PM in the summer. Some of the women did NOT want to be part of it. There is apparently NO Swim wear CODE, as these women were so close to NAKED..... Even the people running the snack shack at the pool area were laughing and CHEEERING the men on! I am not an old geezer, but this was NOT FAMILY FUN POOL PLAY! I asked the snack shop personnel to call the guard shack. I was told they had no way to contact them, and the people were all related..." We left. The office had closed sign on door. Appears no one cares.
I believe the reason they do not promote WL , even tho it could be a gold mine, even in this economic decline, is that a few want to control all. Our family had offered 'matching funds' for their Easter Egg Activities, as well as other fund raising ideas and volunteered to help, not run it, but help. Remember I am retired, an want to enjoy time with the grandkids, offering them the opportunity to 'join in' the fun and meet new people.
I am sorry my son invested funds into serveral lots, and went to the expense of installing utilities. My friend, was denied access to her home, as she owed a year of HOA dues. her family drove over 200 miles to help her remove her deceased husbands belonging, only to be threatened to be arrested. They no longer have her fees. The restrooms always needed attention, don't think of driving to see other properties on the sites, as if u need a bathroom break, ALL the restrooms have to be cleaned BEFORE u can use them- toilets and showers! Friendly,NOT! You can wave, but most do NOT wave back, has been my experience. Altho the ones with beer cans and partying, would hoot and holler as u drove past. Take a tour, ON YOUR OWN, througout the entire park. Look at the tax repos. Decide for yourself. Don't u find it surprising that NO ONE from WL officers, nor staff, has bothered to respond(to this site), nor tried to encourage people to come and see for themselves. Reminds me of Hitler like conduct. Get rid of them, if u don't like them. My son was going to donate his lots to our church youth group, the office staff said he could not transfer to a church, it was for families only. Check how cheap the properties are sold for privately and the number the County owns- for a reason, as the taxes are CHEAP- like $25 a year, BUT the HOA increase regularly- close to$150 a lot PLUS, just like the other writer said- they charge a FEE for everything- but u have to ASK what the improvements are (going to be) seems they never have the funds, but keep giving themselves raises! Most Home Owner Associations have power struggles among themselves- (google it). Just my opinion by an older youth...... As I am , you will be; as you are, I once was...... Grace

Our experience with Woodland Lakes started out as excitement in the value we believed we were receiving. Quickly, we were slapped with reality. We had purchased a building lot, something no person should do, unless building a home immediately. We put a For Sale sign up with the name of our business and found you can't put up a sign, AT ALL! We bought tax lots on the courthouse steps. We did title searches, which came back clear. We received clear deeds. Oops! We were forced to pay taxes, interest, penalties, and fees of the previous owners, even though we did it under protest. This last year the total came up to over $1,000! We were locked out. We paid so we could get back in. Two weeks later they informed us to gather our belongings and vacate Woodland Lakes. The Sheriff was called to arrest us when we simply asked why! We are still banned. Visit www.WoodlandLakesNews.com and www.WoodlandLakesLawsuits.com for videos, audios, letters and of course, the 2012 Federal Lawsuit we have pending and a 1986 Federal Lawsuit filed for the same reason...Locking property owners out. Beware before spending money or even accepting a 'free' lot at Woodland Lakes. Likely, your tempers will flare, your heart will break and your pockets will be picked! Oh, yeah, there's plenty more...just simply search. Do not trust the 'Trustees' or the office workers or the security!

If you have no teeth and enjoy quiet dates with your cousin, Woodland Lakes is for you. Dues are paid with little money put back into the property. The "gated" community consists of a rusty guard shack with a 20 gauge chain driven by misfit parts left over from Worlds Fair. Be ready to pay fees on top of the overpriced annual fees including tags for every vehicle and restrictions on who a person can bring as a guest. Woodland Lakes "protecting" owners with silly rules while Billy cooks a batch in his 1923 Airstream. If you have a computer and are reading this, you are probably too civilized for this place.

Woodland Lakes is a great place to be. It has more to offer than a lot of you so called rural gated communities.
Unfortunately the last poster had made a statement that it is a very "clicky" place and that the Trustees do not do enough to promote the "tax" properties. FYI check with the Potosi Court House they are the ones that for now own those properties. There are many families that live inside including some of the trustees so the man intent is to keep Woodland as rural as possible.
I for one am extremely happy with Woodland and would find it to be asset for people that want to post on here to know what they are talking about.
If you are looking for a "richy rich" type of place you are looking in the wrong place. If you are looking for a place with no rules and you want to let your friends and family run wild on ATVs definately not the place for you. If you want a nice rural place to take your family camping or to live this is the place for you

Woodland lakes is a private, gated, 2500 + acre campground located in Sullivan, MO.

It has been run under trusteeship for many years now, and the trustees have generaly done a fine job in maintaining the roads, lakes, facilities, etc.

There have been several new members elected over the years, but none have brought any "real" change.

Unfortunately it is a very "clicky" type of backwoods dictatorship and this tends to stand in the way of progreess at times.

There are, at my last count, close to 2000 lots within woodland lakes that are available for just back taxes through Washington County.
The trustees do very little to promote the community or bring interest to new people.
They seem to be fine keeping things as they are.

If only half of these tax lots were purchased it would bring an additional $85,000 a year in membership fees alone.

The things that could be done to better the campground with that additional revenue could be incredible.

Don't get me wrong, it still is a great place to enjoy with friend's and family. And I would highly recommend purchasing a lot to anyone who enjoys camping.

There are 15 lakes, that are regularly stocked, you can ride atv's, a pool, community center, store inside with fuel, ice, etc.
It's a very laidback atmosphere and I wouldn't want to see that change one bit, but a liitle advertising and some forward thinking would only help bring more revenue and a better place for all.

Wake up Woodland, it's time to join the rest of the modern world!
