All CASH DEAL . Settlement was March 7, 2014 on May 14,2014 I myself contacted post closings department to advise THEM that in fact the deed had yet to be transferred. I was advised they were unsure of what happened, also that they NEVER ran the report to confirm the deed was transferred. May 20th 2014 my only return call was to inform me that the deed was lost by the County! Laughable really. I asked for a supervisor to call me. May 27th still waiting. I know the seller personally now and she told me how trident contacted her to sign again. They even wanted her to come to there office in Cherry Hill when we had closing in Washington Township at Berskshire Hathaway Fox & Roach. Trident (was chosen by the real estate office) and when it was convenient for them NOT HER. Today I received a phone call from Michelle (wash twp office) she is the person who handled our closing. She advised me how 2 titles a year get lost, through the county, not them of course. Blah blah blah. When I questioned why Trident was not aware of the deed not being transferred, she advised they would have know 60 days(when they run a report) It was well after the 60 days, when I CONTACTED THEM TO ADVISE OF THERE NEGLIGENCE. She was a little lost for words when I told her I was advised the report was never ran. That's how I know they run reports for pete sake. Trident Land Transfer received over $1400. from me in closing fee's insurance etc and have failed at the simplest of task, how on earth can they be trusted to have actually done the hard stuff correct ? I am sincerely grateful that I have come to know the seller and know the background of the home. If you use Trident by choice or simply used by your realtor especially if you use Berkshire Hathaway Fox & Roach buyer beware. They screw up and try to clean up behind the scenes. They were scrambling trying to get the seller to sign another deed, and no one was calling me back filling me in. And I am the one who paid them. When I did get a call it was nothing but excuses and inaccurate ones to boot. oh and as of today, still not deeded in my name (don't forget this was a cash deal no mortgage ). I had to pay the quarterly taxes May 7, even though it was still in the previous name, That in itself is an uncomfortable feeling, shelling out $1455 when its in someone else name. Not trustworthy and failed to fulfill there commitment.

Our first home purchase went really smooth. Trident is the in house broker for the real estate office we used. They got us a competitive rate and our actual rep was excellent knowledgable and easy to work with. Upon purchase of the house, they sold our loan to another company. In the process, our tax numbers became a little questionable. We did not notice until we recieved our info for tax year 2005. I discovered that they did not icnlude the property tax paid at closing. The recpetionists were difficult to talk to and only were able to discover or even understand the problem after several phone calls.
