Ryan homes and their Tampa area crew did a great job building our new home in Cory Lake Isles. We wanted to write a detailed review of our experience to be sure that the team that built our home got all the credit they deserve. From sales information to move in, everything the Ryan team promised, they delivered, and we even moved in a month ahead of schedule. Our realtor was even impressed how the house was spotlessly cleaned on final inspection, the attention to detail and craftsmanship was beyond what we expected, it was obvious that the Ryan homes really has an effective set of processes for building project management.
The sales experience started with our Ryan homes sales representative Ole Peitersen, who impressed us from the beginning with his low pressure, informative guidance about the building process. He helped us find the best model for our wants and went to bat to get us the lot we really wanted at a price that fit our budget. Ole eventually enticed us to close the deal right after Christmas 2013 with some nice appliance upgrades. During our home shopping experience Ole was one of the few sales representatives who welcomed the inclusion of our personal realtor Ronnie Preusch in the decision making process.
6 months of in depth research before the sale kept leading us to the same conclusion: compared to the other builders in the Tampa market that the Ryan homes in Capri Isle at Cory Lake offered the most value in build quality and price per sq foot compared to the other builders in New Tampa building in communities with fewer amenities in less convenient locations. The new construction homes at Cory Lake were even priced comparable to 15 year old resale homes in New Tampa.
Tampa Ryan Homes/NVR Mortgage Broker: Bill Long did a great job steering us through the complexities of new construction mortgage obstacles and was pleasant and helpful from beginning to end. I work in automotive sales and finance and recognized that Bill is a truly competent and experienced mortgage professional. At no point did we feel that Bill was leading us to mortgage decisions that werent truly in our best interest.
The whole experience could have never come together so perfectly if it hadnt been for the expertise and craftsmanship of our Project Manager: Scott Smith and his crew of expert tradesmen. Site prep to move in ready only took 75 days, every stage of the build went together without complications or delays and the final product, fit and finish of all the tile, trim and paintwork is amazing. Even the landscaping and sod work fits together so well that it looks like it has been there for years.
We realized that for us, it was very hard to find good honest reviews of home builders that were written by real people who didnt have an agenda, so we sure would have appreciated finding some reliable feedback. So with that in mind I figured that when the deal was done and we were all moved in that I would write detailed review of the experience from a reasonable customer who didnt have an axe to grind.

I do know RYAN HOMES is one of the top 10 builders in the country. It's also one of the biggest. That does carry weight.

Things to remember are:

~there is not one company who makes 100% of it's costumers happy. Someone, somewhere will have issues. No one is perfect.
~ People usually take the internet when they are dissatisfied. So most of what you see online is not good. People with good experiences never think to go online and post about it. They just move on with their lives.
~It never hurts to do research!!

And no, I am not employed by Ryan. I am a Stay-at-home Mom with 3 young children. This is my first experience with Ryan.

Just finished our one year warranty work and only needed some minor things taken care of. Everything I had issues with they Quickly took care of, they didn't hesitate at any request I made. Our construction sup. was outstanding (Mike B). There is another builder moving into our sub. but we are very happy with our home. Salesman was a shmuck and didn't inform us of all available options but the construction and warranty people were very responsive.

The reviews page (on ryanhomesnightmare.com) had reached over 180 posted complaints prior to hacking of the e-mails page. Hundreds more are not posted.

But read the happy blogs. Still, ask yourself at least one important question before dismissing all online complaints. Can you afford to be the one in ten, one in a hundred, or even one in a thousand that buys a new home disaster? What really happens to you if you're that one? You probably won't know until it happens to you.

Does it happen in Charlotte. Yes, Ryan Homes negligence poisoned a family in the Charlotte area, and Ryan Homes settled with them after a two year legal battle. They (the victims) called me the night before they signed the gag orders and the expected move to seal the case from public view as part of required settlement, just so someone would know what happened and could tell what they really went through.

I spent over ten years taking and gathering complaints on my website, and it's not because I'm dissatisfied. I will say there were no gripe site worthy problems visible in the first few years with our home. Our home was uninhabitable by year 7-10.

I have sold 3 Ryan homes and two were very good and one was fair. The fair one was the first experience with them and I learned quickly. There were no contract issues as I have dealt with new home builders and know all the tricks they use regarding incentives etc.(95% of new home builders use these tactics) The last 2 were good because both I and my home inspector stayed on the project managers donkey the entire process. If they know you are watching them they tend to do a better job, and you must not be afraid to speak up. Settle any differences with incentives etc BEFORE you sign the contract and get any changes in writing. And get a GOOD Real estate agent because the salesperson in the office is just that A salesperson for the builder and usually they are not licensed and have lax ethical standards. Your agent can keep you focused on important aspects instead of nonsensical items. Ryan is as good as most of the other tract builders, you just have to be informed, educated and represented.

Our home in the Palisades (Charlotte, NC) is full of dangerous defects. It was built mostly by illegal immigrants who spoke no English. I tried to post a detailed list of the issues so everyone could be aware of these them for their own safety. After attempting to post it, this website rejects my post and says it is because" it contains too much nonsense". I think Ryan has paid to wipe this site clean.

I regret i did negotiations to buy a townhome on S.tyron community. Cash earnest money deposit is outrageous, need to shell 10% of the sales price-as if you are buying a million dollar home. Tried to screw us as many ways she could. Secondly, when they send the contract, nothing is in there what you have discussed, plain paper trash. Make sure you write everything you have discussed or have good RE agent working for you. I am dreading about NVR mortgage per reviews here, but will see and i will try to strong arm them since i have an idea about closing costs in charlotte.

As i write this post, i am still in consideration not to buy their townhome and have no regrets this housing bubble burst, yet didn't learn a lesson.

Although we have not built with Ryan, our first experience with home building was with them. We met with a sales rep in a model home before we were ready to buy, and she was the most informative salesperson we have ever dealt with in home sales. She knew we weren't going to buy, but she gave us so much information and spent time with us that I will always have a good opinion of Ryan homes. Barb gave us many tips about home buying and building and did it on her own behalf.

Ryan Homes has beautifully decorated models in each community and do a good job of hiring good sales people. I have a friend who works for Ryan, and she has always been very happy working there.

PROS: Great staff, personable salespeople, beautiful models, good builder
