Las Vegas home inspectors really kind of have it easy. Unless you had a lousy builder, which is totally possible out here, the inspector really has a pretty easy job. I personally went back and forth on whether or not to hire an engineer or a licensed inspector. Engineers are amazingly thorough and expensive, but they'll give you the real deal on your home. A guy that has home building experience is just as useful sometimes, but they tend to have weaknesses, i.e. great on framing, but lousy on electrical. I liked working with Guy and he went over lots of stuff with me during the inspection. The owner was home and that's the worst way to go through an inspection, so I wish now that Guy had set a separate appointment with me to go over everythig. After living in the house for a year, are there things Guy missed, sure and they cost me a little money, but in this case I feel like I could've done a lot worse. The report was filled with lots of photocopies of homes, not necessarily pertaining to this region - info on gutters? So I felt as a whole the report missed its mark.
