My girlfriend and I came into contact with Green Homes NYC during our recent search for an apartment in midtown. The experience left us very frustrated, wasted a lot of our time and cost us $90 in application fees based on a promised rent that they could not actually deliver.
My girlfriend had a strict budget that she explained to the agent that she dealt with. He showed her a few places, including a place that she liked that was about $300 out of her price range. The agent offered to give her a special: a month for free.
After thinking about it, my girlfriend finally decided that she couldn't take on the rent, at which point the agent offered to lower the rent another $100, if my girlfriend would put in an application for the place on the same day. My girlfriend asked that the agency toconfirm in writing that the effective rent would be what was agreed upon (since she was suspicious of the offer). The agent declined, claiming that he couldn't do this for some bureaucratic reason. Naively, we put in an application anyway. The agent asked for $45 in application fees. We needed a guarantor to support her application, which meant that we would have to throw in another $45.
We then began a fax/email-dance, with us faxing various documents to them, them giving us numbers at various offices and asking us to send the faxes again etc etc. In the end, our application was approved, but the rent remained where it was. The agency did offer us a consolation price in terms of real estate arithmetic. They said we could either have one month off as before, or no one month off, but $50 off the rent. (i.e. either take $2000++ off or $600 off).
