Wanting to move back into the city after 15 years in the country, we had a farmhouse to sell and a new home to find. Based on two previous sales in the vicinity, we expected the sale of our old home to take a long time (the very nice house next door was on the market for 2 years). We also expected to loose a good share of the money we had invested in improvements over the years due to the soft market. Allen set a prime listing date, helped us decide how to stage the house for showing, and convinced us to price it way, way above what we thought was realistic. We had a tremendous amount of traffic from the start, and thanks to some very clever internet marketing by Allen, we received and accepted a full price offer from out of town buyers after less than three weeks on the market!
The search for our new home led us to a massive old historic home that stole our hearts and made every other house we looked at pale in comparison. But our new dream home was a diamond in the rough: it needed a lot of costly repairs (especially electrical) and Allen tried to temper our enthusiasm with some hard reality. Once he was sure we knew what we were getting into, Allen again guided us into offering far, far less than we ever thought would be accepted, carefully detailing the expenses we were going to incur after purchase and skillfully negotiating with the selling broker... and to our great surprise we got the house!
As I walk through my astonishingly grand new home, I am mindful that we never could have afforded to acquire, renovate and live here had we not both sold our old house and bought our new house for such great prices. And I am quite positive that would never had happened without Allen's learned counsel and marketing savvy.
